We are seeking a proactive and responsible Assistant Manager – Property Management to oversee the day-to-day management of the Company's property portfolio, including industrial, commercial, office and residential properties.
The role focuses on tenancy administration, tenant relations, property maintenance, contractor coordination and regulatory compliance to ensure the properties are well-maintained, fully occupied and operating efficiently.
This position requires strong communication, coordination and problem-solving skills to work effectively with tenants, contractors, consultants and government authorities. Success in this role will be measured by tenant satisfaction, occupancy management, property upkeep, compliance standards and operational efficiency.
Key Responsibilities
1. Leasing & Business Development
- Market available properties and actively source suitable tenants and buyers.
- Build and maintain strong relationships with property agents and business partners.
- Conduct property viewings and negotiate tenancy agreements, lease renewals, and rental terms.
- Monitor market trends, rental rates, and industry developments to maximize occupancy and rental returns.
2. Tenant & Property Management
- Serve as the primary contact person for tenants and occupants.
- Manage tenant enquiries, requests, complaints, and lease-related matters.
- Coordinate maintenance, repair, and upgrading works to ensure tenant satisfaction and property upkeep.
- Foster positive tenant relationships to encourage long-term tenancy retention.
3. Property Operations & Compliance
- Ensure all properties are maintained in good condition and comply with relevant regulations.
- Liaise with authorities such as Bomba, DOSH, local councils, utility providers, and other regulatory bodies.
- Coordinate with contractors, consultants, and service providers on maintenance, inspections, and improvement projects.
- Monitor ongoing property operations and recommend improvements to enhance efficiency and asset value.
Required Qualifications
- Experience in property management, leasing, real estate, construction, facilities management, or related fields.
- Strong negotiation, communication, and relationship-building skills.
- Good command of Bahasa Malaysia and English (Mandrin is an added advantage).
- Possess own transport and willing to travel when required.
- Familiarity with regulatory compliance and dealings with government authorities is an advantage.
- OSHA-related knowledge or certification will be an added advantage.
