Job summary

I ROOMZ SDN. BHD. in Kuala Lumpur seeks a proactive Property Operations Executive to oversee daily maintenance and tenant services across our rental properties. You will ensure rooms are ready, coordinate with contractors, and manage smart access to maintain a smooth rental experience.

The role requires basic trades knowledge, safe tool handling, and clear communication to promptly resolve tenant requests while maintaining up-to-date records and reports.

Qualifications

• Experience in property maintenance or facilities management is preferred.
• Basic knowledge of electrical, plumbing, carpentry, and painting.

Responsibilities

• Perform general maintenance and upkeep of rental units.
• Carry out basic repair works including painting, door locks, lights, ceiling fans, switches, sockets and taps.
• Inspect rental units to ensure safety and cleanliness.
• Prepare vacant units for new tenants including touch-ups and room readiness.
• Coordinate with external contractors for major maintenance or repairs.
• Respond to and resolve tenants’ maintenance requests promptly.
• Manage tenant move-in/move-out processes including inspections and key handover.
• Manage smart door lock access by activating, restricting, and restoring room access based on payment status and SOP.
• Maintain maintenance records, inventory, and operational reports.
• Perform other operational duties as assigned by Management.

Property Operations Executive (Maintenance & Tenant Services)

We are looking for a proactive and hands-on Property Operations Executive to manage the day-to-day operations of our rental properties. The successful candidate will be responsible for property maintenance, tenant support, room readiness, and smart access management to ensure a smooth and efficient rental experience.

Key Responsibilities

Perform general maintenance and upkeep of rental units.

Carry out basic repair works, including painting, replacing door locks, lights, ceiling fans, switches, sockets, taps, and other minor repairs.

Inspect rental units regularly to ensure they are safe, clean, and well-maintained.

Prepare vacant units for new tenants, including touch-up works and room readiness.

Coordinate with external contractors for major maintenance or repair works when required.

Respond to and resolve tenants’ maintenance requests promptly.

Manage tenant move-in and move-out processes, including room inspections and key handover.

Manage smart door lock access by activating, restricting, and restoring room access based on rental payment status and company SOP.

Maintain maintenance records, inventory, and operational reports.

Perform other operational duties assigned by Management.

Requirements

Minimum SPM or equivalent.

Experience in property maintenance, facilities management, handyman work, or property operations is an advantage.

Basic knowledge of electrical, plumbing, carpentry, and painting.

Able to use hand and power tools safely.

Responsible, proactive, and able to work independently.

Good communication and problem-solving skills.

Possess a valid driving licence and own transport is preferred.
