Responsibilities

• Technical coordination & drawing management across architectural, structural, M&E and finishing works.

作为项目核心统筹岗位，全面主导本公寓楼项目技术总控、现场施工全流程管理、属地合规落地、多方关系协调及质量安全管控。
As a key project management role, you will be responsible for overall technical management, full-cycle site construction management, local compliance, stakeholder coordination, and quality and safety control for the apartment project.

要求深度通晓马来西亚本地建筑施工工艺、规范标准、政府报审及竣工验收流程，能化解项目全周期技术难点与现场管理问题，保障项目合法合规、保质保量按期交付；同时承担中方团队、本地业主、监理机构及政府主管部门的多语言对接协调工作。
Strong knowledge of Malaysian construction practices, standards, government submission procedures, and completion and handover processes is required, with the ability to resolve technical and site management issues throughout the project lifecycle and ensure compliant, high-quality, and timely project delivery. The role will also involve multilingual coordination with Chinese teams, local owners, consultants, and relevant government authorities.

主要工作职责
Key Responsibilities

1、技术统筹与图纸管控
Technical Coordination & Drawing Management

精通建筑、土建、机电、装修全套施工图纸，主导图纸会审、技术交底、图纸优化、变更签证全流程工作。
Review and manage architectural, structural, M&E, and finishing drawings, and lead drawing reviews, technical briefings, drawing optimization, variation management, and approval processes.

结合马来西亚本地施工工艺、材料标准、施工工序，优化中资施工方案，规避工艺冲突与合规风险。
Optimize construction methods based on Malaysian construction practices, material standards, and work sequences, while minimizing technical conflicts and compliance risks.

编制专项施工方案、技术保障措施及质量验收标准，牵头处理施工现场各类技术难题，对项目技术落地负总责。
Prepare method statements, technical measures, and quality acceptance standards, lead the resolution of technical issues on site, and take overall responsibility for technical implementation.

2、项目全周期现场综合管理
Full-Cycle Site & Project Management

统筹项目进度、质量、安全、成本、人员五大维度管理工作，编制施工总计划及各阶段实施计划并跟踪落地。
Oversee project schedule, quality, safety, cost, and manpower management, and develop and monitor the overall construction schedule and phase implementation plans.

负责主体土建、二次结构、机电配套、内外装饰、竣工收尾全工序管理，协调各班组工序衔接，排查并消除质量安全隐患。
Manage all stages of construction, including structural works, secondary structures, M&E works, internal and external finishes, and final completion, while coordinating different work teams and addressing quality and safety risks.

管控现场施工成本，优化施工组织，降低返工损耗与资源浪费，推动项目高效有序实施。
Control construction costs, optimize site organization, minimize rework and resource wastage, and ensure efficient project execution.

3、属地合规及外部单位对接
Local Compliance & External Stakeholder Coordination

熟悉马来西亚建筑条例、CIDB行业规范、本地施工、安全及验收标准。
Possess strong knowledge of Malaysian building regulations, CIDB requirements, local construction practices, safety standards, and inspection requirements.

负责项目报建、报验、竣工验收、资料归档等合规手续办理。
Handle project submissions, inspections, completion and handover procedures, documentation, and other compliance matters.

对接监理、业主、政府主管部门、材料供应商及劳务班组，处置现场各类合规风险与突发问题。
Coordinate with consultants, owners, government authorities, material suppliers, and subcontractors, and resolve compliance risks and unexpected site issues.

4、跨方沟通与团队管理
Cross-Functional Communication & Team Management

使用中、英、马三语完成技术对接、商务沟通、会议汇报、纠纷交涉、合同解读等工作。
Use Chinese, English, and Malay to handle technical coordination, business communication, meetings, dispute resolution, and contract interpretation.

统筹管理施工班组、现场管理人员，落实技术培训、工序交底、工作分工，化解施工冲突，保障多方团队协同作业。
Manage construction teams and site personnel, conduct technical training and work briefings, allocate responsibilities, resolve construction-related conflicts, and ensure effective coordination among all parties.

任职资格要求
Job Requirements

1、工作经验
Work Experience

拥有10年及以上马来西亚建筑行业全职工作经历，熟悉当地完整工程实施链路。
At least 10 years of full-time experience in Malaysia’s construction industry, with comprehensive knowledge of the local project execution process.

具备马来西亚房建项目从开工到竣工交付完整周期的项目经理 / 技术负责人实操经历，有中资海外总承包项目服务经验优先。
Proven experience as a Project Manager or Technical Lead managing Malaysian building projects from commencement to completion and handover. Experience with Chinese-invested overseas general contracting projects will be an advantage.

熟练掌握中文、英文、马来文三语。
Fluent in Chinese, English, and Malay.

能够独立完成马来文官方资料填报、英文技术图纸解读、中方团队中文技术交底，满足政府对接、外籍合作、内部管理的全场景沟通。
Able to independently handle official documentation in Malay, interpret technical drawings in English, and conduct technical briefings in Chinese for Chinese teams.

有柔佛州本地大型住宅 / 商业总承包项目完整操盘经验。
Experience managing large-scale residential or commercial general contracting projects in Johor.

有中资海外建筑企业任职经历，深谙中外工程管理模式差异。
Experience working with Chinese-invested overseas construction companies and a strong understanding of differences between Chinese and Malaysian project management practices.

持有马来西亚CIDB认证或其他本地建筑行业相关高级执业证书。
Holder of Malaysian CIDB certification or other relevant professional certifications in the local construction industry.
