Manage the full lifecycle of all hotel assets, from acquisition and installation through maintenance, replacement, and disposal.
Develop, manage, and adhere to the annual maintenance budget; identify cost-reduction opportunities without compromising quality or safety.
Negotiate vendor contracts and schedule specialized contractors for major repairs.
Keep the General Manager updated on contractor progress and ensure external works are completed promptly.
Develop, implement, and optimize comprehensive preventive and predictive maintenance programs for all equipment and facilities.
Perform routine Preventive Maintenance Inspections (PMI) to ensure smooth operation and meet machine downtime targets.
Maintain and update maintenance logs, including checklists, service reports, and work orders.
Execute electrical wiring, programming, and basic construction tasks.
Reconfigure room arrangements (tables, seating, stages) according to blueprints, layout diagrams, and event schedules.
Remain on-call to respond to emergency maintenance needs and resolve urgent equipment failures.
Create, schedule, and delegate daily, weekly, and monthly tasks to the maintenance team.
Responsible for hiring the maintenance crew and ensuring the team follows safe work practices.
Collaborate with Housekeeping, Front Office, F&B, and Sales to fulfil guest requests and support hotel operations.
Investigate and resolve internal and external customer queries or complaints regarding maintenance.
Ensure strict adherence to local regulations, safety standards, environmental guidelines, and hotel brand standards.
Assist management in upholding maximum safety, health, and environmental compliance (OHS) throughout the property.
Work within all pre-set budgetary limits. Adhere to pre-set Maintenance manning levels. Comply with all Company Policies relating to Maintenance Department.
Monitor and control inventory levels for spare parts, tools, and supplies.
Mandatory A4 Certificate is required for this position.
At least 5 years of proven experience in a maintenance role, with a significant portion of that experience gained within the hotel or hospitality industry.
Strong understanding of building systems, including electrical wiring, plumbing, HVAC, refrigeration, and general carpentry.
Excellent diagnostic and problem-solving skills to identify and resolve complex technical issues efficiently.
Ability to perform physically demanding tasks, including lifting heavy objects, climbing ladders, and working in various environmental conditions.
