Job summary

Savills Malaysia is seeking a hands-on Facilities Supervisor to oversee M&E maintenance in a multi-tenant building. You will monitor electrical and mechanical equipment, supervise external contractors, and ensure compliance with safety regulations and by-laws.

You will track asset registrations, support daily operations, and generate reports for the Building Manager. Strong communication and problem-solving skills are essential to manage incidents and coordinate with technicians and suppliers.

Qualifications

• At least 2 years hands-on experience in building facilities maintenance focusing on M&E equipment, HVAC, fire alarm and BAS.

Responsibilities

• Monitor, handle and test M&E equipment (standby generator, switchgear, pumps) weekly/monthly.
• Supervise contractors during planned and preventive maintenance for lifts, pumps, gen-set, etc.
• Ensure M&E works comply with by-laws and safety requirements.
• Record electricity consumption readings for the building.
• Assist Building Manager with complaints about facilities and services.
• Track expiry and renewal of registrations for M&E equipment.
• Assist management in daily operations.
• Carry out minor repairs as instructed by Building Manager.
• Prepare reports for Building Manager submission.
• Supervise wiremen/handymen during modification/defect works.
• Respond to emergencies or urgent building matters.
• Assign daily duties to technicians.
• Carry out other duties as assigned by Management.

i) Monitoring, handling and testing of the following M&E equipment in the Building to ensure that they are in good running condition, on weekly/monthly basis according to the schedule:

• Standby generator set
• All electrical switchgear,
• Domestic water pumps,

ii) Supervise contractors when they are performing planned and preventive maintenance, to ensure that the services (lifts, pumps, gen-set, etc.) are properly maintained and in satisfactory operational condition.

iii) Supervise M&E works undertaken by the other contractors to ensure compliance with the By-Laws and safety requirements.

iv) Record readings on the electrical consumption usage for the Building.

v) Assist Building Manager to look into complaints on building facilities and services.

vi) Monitor and update the expiry date and renewal of registration of M&E equipment, i.e. generator-set, fire-extinguisher, etc.

vii) Assisting the management team in daily operations.

viii) Carry out minor repairs when necessary and as instructed by Building Manager.

ix) Prepare reports for submission to Building Manager.

x) Supervise wireman/handyman when they are carrying out modification/defect works.

xi) Respond to any emergency/urgent matters that may arise in the building.

xii) Assign daily duties to technicians.

xiii)Carry out any other functions and duties that may be assigned to you by the Management from time to time.

Experience and Qualification

• At least 2 years (A4) hands on experience in building facilities maintenance specializing in M&E Equipment, Air-conditioning, Fire Alarm System and Building Automation Systems.
• Able to handle and troubleshooting power tripping and carry out repairing works on electrical installation.
