Job summary

Bellworth Developments Sdn Bhd in Kuala Lumpur is seeking an experienced Leasing Manager to handle all aspects of tenancy and leasing management for the mall. You will develop and execute leasing strategies, analyze rental rates, occupancy, and tenancy mix, and drive occupancy targets.

The role requires negotiating with prospective tenants, finalizing leases and renewals, coordinating with internal teams on fit-outs and operations, and ensuring a strong tenant mix aligned with business

Qualifications

• Degree in Property Management or related field.
• Minimum 8 years of leasing/tenancy experience for malls/commercial buildings.
• Knowledge of lease contracts, clauses and interpretation.
• Strong negotiation and client management skills.

Responsibilities

• Formulate leasing strategy analysis for rental rate, occupancy rate & tenancy mix.
• Manage all leasing activities including attracting tenants, vetting prospective clients, and rental negotiations.
• Develop leasing plans to identify new clients and negotiate with prospective tenants.
• Lease vacant space according to leasing plan and schedule within set time frames.
• Ensure proper tenant mix aligned with business strategy and monitor tenancy to meet objectives.
• Perform market research on current and upcoming market conditions and rental rates.
• Monitor and finalize renewals of existing tenants per company procedures.
• Attend to leasing inquiries, tenants' needs and complaints, and provide high level service.
• Conduct site visits/viewings with potential tenants and build relationships.
• Work with inter-departments on agreements, credit control, fit-out, operations, etc.
• Prepare documentation for leasing, renewals, move-ins/outs, renovations, etc.
• Perform other ad-hoc duties as assigned.

Responsible for all aspects of tenancy & leasing management

Formulate & implement leasing strategy analysis for rental rate, occupancy rate & tenancy mix.

Manages all leasing activities including attracting new tenants, vetting prospective clients, rental negotiations and the development of attractive leasing packages.

Develop leasing plans to identify new clients and negotiate with prospective tenants.

Lease vacant unit/ space according to leasing plan / schedule in accordance with the relevant time frames set out.

Ensure proper tenant mix in the mall in line with business strategy and market demand and continually monitor tenant mix in order to achieve desired company business objectives.

Perform market research pertaining to the current and upcoming market conditions, rental rates, improvements and recommendations for the mall.

Monitor and finalize renewals of existing tenants in accordance with company procedure.

Attend to leasing enquiries, tenants' needs and complaints, and provide optimal level of service.

Conduct site visits/viewing with potential tenants.

Establish and maintain good relationship with tenants and prospective tenants.

Work closely with inter-departments on matters pertaining to agreements, credit control, fit-out, operations, etc.

Implement all the necessary documentation required in the fulfilment of activities such as leasing, renewals, moving in, moving out and renovation, etc.

Perform any other ad-hoc duties as assigned.

Requirements:

Degree in Property Management, or related disciplines.

Minimum 8 years of relevant experience in leasing and tenancy matters for malls/ commercial buildings.

Knowledge of managing leasing contracts and negotiation.

Good understanding of lease contracts, documentation, clauses and interpretation.
