AEON Malaysia seeks an experienced Leasing Manager to lead the mall leasing strategy and drive occupancy, rental revenue, and tenancy-mix targets. You will develop leasing plans aligned with AEON Taman Maluri Cheras’ positioning and market trends, and identify suitable tenants and retail concepts.
Your role includes leading negotiations, managing renewals, tenant relations, and ensuring timely store openings.

Lead and oversee the mall’s leasing strategy to achieve occupancy, rental revenue and tenancy-mix targets.
Develop and implement leasing plans aligned with the mall’s positioning, business objectives and market trends.
Identify, engage and secure suitable tenants, brands and retail concepts to strengthen the mall’s overall offering.
Lead lease negotiations, including rental rates, commercial terms, renewals and tenancy agreements, from initial discussion to final execution.
Review and approve letters of offer, leasing proposals, management reports and lease-related documentation.
Manage tenancy renewals, rental adjustments, outstanding payments and lease compliance.
Build and maintain strong relationships with existing and prospective tenants, landlords, business partners and key stakeholders.
Resolve complex tenant concerns and commercial issues promptly while protecting the mall’s interests.
Monitor tenants’ sales performance, occupancy costs and business sustainability, and recommend appropriate actions.
Conduct market research and competitor analysis to identify leasing trends, new retail concepts and business opportunities.
Lead tenancy-mix planning to ensure an appropriate balance of retail, food and beverage, services and lifestyle offerings.
Work closely with Finance, Fit-Out, Operations, Marketing, Legal and Insurance teams to ensure smooth tenant onboarding and store openings.
Monitor fit-out progress and ensure tenants meet lease conditions, operational requirements and targeted opening dates.
Prepare leasing forecasts, budgets, performance reports and updates for senior management.
Lead, guide and develop the leasing team while ensuring leasing targets and timelines are achieved.
Maintain an active leasing pipeline and provide regular updates on prospects, negotiations, renewals and vacant units.
Candidate must possess at least a Degree or Diploma in Marketing/Business Studies/Estate Management or relevant field.
Minimum 7-8 years’ of experience within property sales and marketing environment especially in the leasing of retail lots.
Possess excellent interpersonal skills with good command of written and spoken English and Bahasa Malaysia. Mandarin is added advantage.
Computer literate with strong proficiency in Microsoft Excel and PowerPoint.
Strong report writing and presentation skills.
Efficient, accurate with details and with strong analytical skills.
Self-motivated and able to work under pressure with tight deadlines.
Good working knowledge of Malaysian Retail Market is an added advantage.
