Job summary

Revion Holdings Sdn Bhd in Selangor invites an Assistant Manager, Leasing to develop and execute leasing strategies to achieve occupancy, rental income and tenant-mix targets. You will identify, approach and secure tenants for our retail and commercial properties, lead negotiations, and manage the leasing pipeline.

The role requires coordinating with Legal, Finance, Project, Marketing and Property Management teams, plus strong relationship management with tenants, agents and partners.

Qualifications

• Diploma or Bachelor's Degree in Property Management, Real Estate, Business Administration, Marketing, Management or a related field.
• Minimum 5 years of relevant working experience in leasing, retail, commercial property or property development.
• At least 2 years of managerial or supervisory experience within the property, retail or commercial leasing industry.
• Proven experience in tenant sourcing, lease negotiation, tenant-mix planning and tenant relationship management.
• Strong understanding of the Malaysian retail and commercial property market.
• Strong leadership, negotiation, communication and interpersonal skills.
• Commercially driven with good analytical, planning and problem-solving abilities.
• Able to work independently, manage multiple priorities and coordinate effectively with internal and external stakeholders.
• Possess own transport and willing to travel for site visits, tenant meetings and business development activities when required.

Responsibilities

• Develop and execute leasing strategies to achieve the Company's occupancy, rental income and tenant-mix targets.
• Identify, approach and secure suitable tenants for the Company's retail and commercial properties.
• Lead leasing negotiations covering rental rates, lease terms, renewals and other commercial conditions.
• Prepare and review leasing proposals, Letters of Offer, tenancy documentation and management approval papers.
• Manage and monitor the leasing pipeline, occupancy status, lease expiry, renewals and tenant movements.
• Conduct market research and competitor analysis on rental rates, occupancy, tenant mix and market trends.
• Develop and maintain strong relationships with existing and prospective tenants, property agents and business partners.
• Coordinate with Legal, Finance, Project, Marketing and Property Management teams on tenancy, fit-out, handover and operational matters.
• Monitor tenant performance and identify opportunities for renewal, expansion, relocation or replacement.
• Guide and supervise leasing team members to ensure leasing targets and departmental KPIs are achieved.
