Job summary

Jora Malaysia in Selangor seeks a Marcom & Leasing Executive to oversee leasing operations, tenant relations and market research for its mall properties. You will identify prospective tenants, negotiate leases and prepare documentation to ensure compliance.

You will work with the Marcom & Leasing Manager to maximize occupancy, analyze market trends, and coordinate with marketing and operations to keep spaces ready and attractive for visits and renewals.

Qualifications

• Experience in leasing, tenant relations or property management.
• Familiarity with lease documentation and negotiation principles.
• Market research and reporting experience is a plus.

Responsibilities

• Identify and secure prospective tenants that align with the mall's positioning.
• Negotiate lease agreements, including rental terms and renewal terms.
• Prepare and review lease documentation, ensuring compliance with policies and legal requirements.
• Manage monthly leasing reports and tenants' performance reports.
• Collaborate with the Marcom & Leasing Manager to develop leasing strategies to maximize occupancy and revenue.
• Build and maintain strong relationships with tenants.
• Coordinate with marketing and mall operations to promote available spaces and ensure readiness.
• Attend leasing enquiries, secure appointments and assist to identify prospects and secure new tenants.

The Marcom & Leasing Executive is responsible to manage leasing operations, tenant relations, and market research for properties.

The scope of work includes but not limited to the following:

Leasing and Tenant Management

• i. Identify and secure prospective tenants that align with the mall's positioning
• ii. Negotiate lease agreements, including rental terms, renewal terms, and other conditions.
• iii. Prepare and review lease documentation, ensuring compliance with company policies and legal requirements.
• iv. Managing monthly leasing reports and tenants' performance reports
• iv. Collaborate with the Marcom & Leasing Manager to develop and implement leasing strategies to maximize occupancy and revenue.

Market Research and Analysis

• i. Conduct market research to identify retail trends, customer preferences, and competitive offerings.
• ii. Provide periodic reports on leasing activities, occupancy levels, and market insights to management.
• iii. Conducting market research and market benchmarks of rentals and occupancy cost with analysis to identify, prospect and ensure right tenant mix.

Relationship Management

• i. Build and maintain strong relationships with tenants.
• ii. Act as the primary liaison between tenants and the mall management team to facilitate smooth operations.
• iii. Monitor tenants' compliance with lease terms and mall policies.
• iv. Attend all leasing enquiries, secure appointments and assist to identify prospects and secure new tenants

Operational Coordination

• i. Work closely with the marketing team to promote available spaces and attract quality tenants.
• ii. Coordinate with the mall operations team to ensure tenant spaces are well-prepared and maintained.
• iii. Assist in resolving tenant issues related to fit-outs, renovations, and operational requirements

Ad- Hoc

• i. Perform any other duties and ad hoc assignments as assigned by the superior or Management from time to time.
