We are looking for a dynamic Leasing Executive to drive leasing activities and manage tenancy operations across our property portfolio. Source and attract potential tenants through agent networks, referrals, and online platforms; conduct property viewings and identify tenant requirements to match suitable properties.
Recommend and implement tenant mix strategies for commercial properties to optimise occupancy and align with the company's leasing objectives.
Negotiate rental terms and coordinate the closing of lease agreements.
Track occupancy status, conduct periodic market rental surveys, and prepare leasing reports.
Coordinate with team members on handover process once tenant secured or during non-renewal and termination of tenancy.
Ensure tenant files and documents are in place, on SharePoint and hardcopy (if applicable), and easily accessible by team members.
Prepare tenancy documents including Letter of Offer (LOO), Tenancy Agreement (TA), invoices, receipts, and correspondence letters.
Attend to tenant queries, including defect complaints and maintain positive landlord-tenant relationships.
Collaborate with team members and other departments on various tasks, including but not limited to building maintenance and tenant fit-out.

Diploma or Bachelor's Degree in Real Estate Management, Property Management, Business Administration, Property Development, or related disciplines.
Minimum 2-5 years of working experience in leasing, tenancy administration, property management, or related field.
Experience dealing directly with established brands, chain operators, or corporate tenants is highly preferred.
Knowledge of leasing processes, tenancy documentation, and property management practices will be an added advantage.
Familiar with Malaysian tenancy laws and common leasing practices is an added advantage.
Proficient in Microsoft Office applications; knowledge of MHW Road Runner or MHW Accounting System is an added advantage.
Strong communication, negotiation, interpersonal, and organisational skills.
Able to work independently, manage multiple tasks, and meet deadlines.
