We are seeking an experienced Contract Manager (Electrical) to join our team at SKY POWER SDN BHD. As a full-time Contract Manager, you will be responsible for managing electrical contracts and overseeing the successful delivery of projects in the Bukit Jalil, Kuala Lumpur area. This is a key role that will contribute to the strategic growth and success of our electrical services business.
What you'll be doing
- Manage and oversee all contractual, commercial and administrative matters for electrical / M&E construction projects.
- Review, assess and advise on Letters of Award, contracts, subcontract agreements, purchase orders, tender documents and related contractual documents.
- Identify contractual risks, obligations, unfavourable clauses, payment terms, LAD exposure, EOT requirements, variation procedures and other key project conditions.
- Prepare, review and issue contractual correspondences, notices, claims, EOT applications, variation claims, delay notices, progress claim support documents and other project-related letters.
- Monitor project contract requirements, including commencement dates, completion dates, sectional completion, milestones, insurance, performance bond, warranties, retention, LAD, defects liability and handover obligations.
- Work closely with Project, Contract, Procurement, Finance and Management teams to ensure proper contract administration and compliance with project requirements.
- Liaise with clients, consultants, main contractors, subcontractors, suppliers and relevant stakeholders on contractual and commercial matters.
- Support the preparation, review and submission of progress claims, variation orders, final accounts and supporting documents.
- Monitor payment certificates, outstanding payments, contractual payment timelines and follow up on payment-related matters.
- Assist in identifying, substantiating and managing claims arising from delay, disruption, site readiness issues, variation works, design changes or other project impacts.
- Maintain proper contractual records, project correspondence, meeting records, site instructions, delay evidence, photographs and supporting documents for claim protection.
- Provide contractual advice and practical recommendations to protect the Company’s commercial position and minimise project risks.
- Support tender and pre-contract review by highlighting key risks, scope gaps, pricing assumptions and important contract conditions.
- Prepare contract summary, risk assessment, management reports and commercial updates for Management’s review.
- Guide and support junior contract / contract team members on proper contract administration and documentation practices.
What we're looking for
- Degree / Diploma in Quantity Surveying, Electrical Engineering, Construction Management, Law, Contract Management or related field.
- Minimum 5 years of relevant experience in contract administration, commercial management, quantity surveying or project contract management, preferably in electrical / M&E construction industry.
- Good knowledge of construction contracts, subcontract agreements, LOA, PO terms, payment terms, variation claims, EOT, LAD, retention, performance bond and defects liability matters.
- Experience in electrical / M&E projects, building services, infrastructure, commercial, industrial, high-rise or mixed development projects will be an added advantage.
- Familiar with project claims, progress claims, variation orders, final accounts, contractual notices, delay substantiation and supporting documentation.
- Able to review contract clauses, identify risks and provide practical recommendations to Management and project teams.
- Strong drafting skills for contractual letters, notices, claims, reports and formal correspondence.
- Good understanding of Malaysian construction contract practices. Knowledge of PAM Contract, CIDB forms, CIPAA or relevant construction-related procedures will be an added advantage.
- Able to coordinate effectively with clients, consultants, main contractors, subcontractors, suppliers and internal departments.
- Strong analytical, negotiation, problem-solving, communication and stakeholder management skills.
- Detail-oriented, organised and able to maintain proper records and documentation.
- Able to work independently, manage multiple projects and meet tight submission deadlines.
- Responsible, firm, proactive and commercially aware in protecting the Company’s interests.
- Computer literate and proficient in Microsoft Office, especially Word and Excel.
- Professional certification in contract management, project management, quantity surveying or related field will be an added advantage.
