Job summary

Value Pavilion Sdn Bhd is seeking an experienced Building Manager to oversee the day-to-day operations and maintenance of our commercial property in Kuala Lumpur. This full-time role focuses on delivering safe, comfortable, and productive environments for tenants and occupants while guiding strategic building operations.

You will supervise maintenance staff, coordinate contractors, manage budgets, and ensure compliance with Malaysia codes.

Qualifications

• Minimum 5 years in building management or facilities.
• Strong knowledge of HVAC, electrical, plumbing and safety systems.
• Experience managing budgets and cost-saving initiatives.
• Leadership skills to supervise maintenance teams.
• Proficiency with building management software and MS Office.
• Familiarity with Malaysia building codes and compliance.
• On-call availability for emergencies.
• Valid driving licence.

About the role

Value Pavilion Sdn Bhd is seeking an experienced Building Manager to oversee the day-to-day operations and maintenance of our commercial property located in Kampung Sungai Penchala, Kuala Lumpur. This is a full-time position that plays a crucial role in ensuring the efficient functioning of the building, maintaining high standards of facility management, and delivering excellent service to all tenants and occupants. The Building Manager will be responsible for the strategic management of building operations, compliance with regulations, and the coordination of all maintenance and support services to create a safe, comfortable and productive environment for all building users.

Key responsibilities

• Oversee all day-to-day building operations, including security, maintenance, cleanliness and utilities management
• Manage and supervise building maintenance staff, contractors and service providers to ensure quality service delivery and adherence to schedules
• Develop and implement building maintenance plans and preventative maintenance programmes to minimise downtime and extend asset longevity
• Monitor building systems including HVAC, electrical, plumbing, fire safety and emergency systems to ensure optimal performance and regulatory compliance
• Handle tenant concerns and complaints in a professional and timely manner, coordinating resolutions and maintaining positive tenant relationships
• Manage building budgets, track expenditures and identify cost-saving opportunities whilst maintaining service quality
• Ensure compliance with all relevant building codes, safety regulations, environmental standards and local authority requirements
• Conduct regular building inspections and safety audits to identify maintenance needs, potential hazards and areas for improvement
• Coordinate emergency response procedures and maintain comprehensive documentation of all building incidents and maintenance activities
• Liaise with external service providers, vendors and contractors to arrange repairs, maintenance and upgrades

What we're looking for

• Minimum 5 years of experience in building management, facility management or commercial property management
• Strong knowledge of building systems including HVAC, electrical, plumbing, fire safety and security systems
• Proven ability to manage budgets, track expenses and identify cost-saving opportunities
• Excellent leadership and people management skills with the ability to supervise and motivate maintenance teams
• Strong problem-solving abilities and experience handling tenant issues and complaints professionally
• Proficiency in building management software and Microsoft Office applications
• Sound understanding of building codes, safety regulations and compliance requirements in Malaysia
• Excellent communication and interpersonal skills with the ability to liaise effectively with tenants, contractors and stakeholders
• Attention to detail and strong organisational skills with the ability to manage multiple priorities
• Relevant professional qualifications such as Certified Facilities Manager (CFM) or equivalent certification preferred
• Valid driving licence and willingness to be on-call for emergencies
