You will manage security, HVAC and building systems, coordinate with vendors, prepare reports and ensure high service standards while complying with local regulations and company policies.

Responsibilities

Stratified Property Management Sdn Bhd is seeking an experienced Building Executive to join our team on a contract basis. Based in Kuala Lumpur City Centre, Kuala Lumpur, this position plays a pivotal role in the day-to-day operations and management of commercial properties. The Building Executive will be responsible for ensuring the smooth, efficient and professional operation of building facilities and services, maintaining high standards of customer satisfaction, and overseeing the coordination of maintenance and administrative functions. This role is integral to delivering exceptional service to our residents and maintaining the integrity of our properties.

Key responsibilities

Manage daily building operations including security, maintenance, cleanliness and general upkeep of common areas and facilities

Oversee and coordinate with maintenance contractors, service providers and vendors to ensure timely completion of repairs and maintenance work

Monitor building systems including HVAC, electrical, plumbing and fire safety systems to ensure they operate efficiently and safely

Handle residents enquiries, complaints and requests promptly and professionally, maintaining positive residents relationships

Conduct regular inspections of the building and prepare detailed reports on the condition of facilities and infrastructure

Prepare and manage building budgets, monitor expenses and ensure cost-effective operations

Ensure compliance with building regulations, safety standards and relevant legislation

Coordinate emergency response procedures and ensure all staff are trained in health and safety protocols

Maintain comprehensive records of maintenance activities, repairs, incidents and residents communications

Participate in monthly management committee meetings, etc

What we’re looking for

Minimum 2-5 years of experience as a Building Executive or in a similar facilities management role within commercial properties

Strong knowledge of building systems, maintenance procedures and commercial property operations

Excellent organisational and project management skills with the ability to manage multiple priorities simultaneously

Proficiency in building management software and Microsoft Office Suite

Outstanding communication and interpersonal skills with the ability to interact effectively with residents, staff and contractors

Attention to detail and a commitment to maintaining high standards of professionalism

Knowledge of local building codes, safety regulations and compliance requirements in Malaysia

Problem-solving ability and a proactive approach to identifying and resolving operational issues

Valid driver's licence and reliable transportation (preferred)

Relevant certifications in facilities management or building operations (preferred)
