Job summary

Allied Group Property Services Sdn Bhd is seeking a proactive Building Operations Manager to oversee maintenance, security, cleaning and general upkeep across our properties. You will lead staff and contractors, schedule preventative maintenance, manage budgets and procurement, and ensure compliance with Malaysian codes and safety standards.

Applicants should have 2–3 years in facilities management, strong knowledge of building systems (HVAC, electrical, plumbing, fire safety) and a proven track

Responsibilities

Job description

Oversee all aspects of building operations, including maintenance, security, cleaning and general upkeep to ensure facilities meet regulatory standards and company expectations

Manage and supervise building staff, contractors and service providers, ensuring effective communication and performance standards are met

Conduct regular inspections of building systems, infrastructure and common areas to identify maintenance needs and potential safety hazards

Develop and manage maintenance schedules, budgets and procurement of materials and services required for building upkeep

Respond promptly to maintenance requests and emergency situations, coordinating repairs and remedial works as necessary

Ensure compliance with all relevant building codes, health and safety regulations, and environmental standards

Liaise with tenants and building occupants to address concerns, resolve complaints and maintain positive relationships

Maintain accurate records of building maintenance, expenditure, service contracts and regulatory documentation

Plan and execute preventative maintenance programmes to minimise downtime and extend asset lifespan

Monitor utility consumption and implement cost-saving initiatives to improve operational efficiency

What we're looking for

Minimum 2-3 years' experience in building management or facilities management within the construction or property management sector

Strong knowledge of building systems, including HVAC, electrical, plumbing, fire safety systems and security infrastructure

Proven experience in managing maintenance budgets and controlling operational costs

Excellent leadership and team management skills with the ability to supervise and motivate staff

Proficiency in building management software and Microsoft Office applications

Strong understanding of Malaysian building codes, regulations and safety standards

Excellent communication skills with the ability to interact effectively with tenants, contractors and senior management

Problem-solving ability and initiative in addressing operational challenges

Relevant qualifications or certifications in facilities management or building operations are highly desirable

Valid driving licence and willingness to be on-call for emergency situations
