Responsibilities

• Oversee daily maintenance and facility operations of the centre, including building systems, machinery and M&E facilities.
• Supervise maintenance personnel and oversee contractor works.
• Monitor service contracts and contractor performance for compliance with SOPs and regulations.
• Prepare and monitor maintenance programmes and staff rosters; verify leaves and overtime.
• Identify defects and coordinate follow-up actions with relevant teams.
• Coordinate with Operations, Security, Car Park, Leasing and Promotion teams for smooth operations.
• Engage with local authorities on licensing, compliance and safety matters.
• Support safety, cleanliness and emergency response across the site.
• Provide timely feedback and recommendations to the Head of Department.

Associate/Centre Head - Facility Management

We are looking for an Associate / Centre Head to oversee the day-to-day facility management and building operations of our commercial and industrial properties in the Southern Region.

The role is responsible for ensuring efficient building operations, effective maintenance, regulatory compliance and quality service delivery, while coordinating with internal teams, contractors, service providers and relevant authorities to maintain a safe and well-managed environment.

Key Responsibilities

Oversee the daily maintenance and facility operations of the centre, including building systems, machinery, equipment and M&E facilities.

Supervise maintenance personnel and oversee repair, maintenance and ad-hoc works carried out by contractors and service providers.

Monitor service contracts and contractor performance, ensuring works are carried out in accordance with agreed requirements, SOPs, company policies and applicable regulations.

Prepare and monitor maintenance programmes and duty rosters, as well as verify staff leave, overtime and other related matters.

Identify, monitor and report building defects, equipment faults and maintenance issues, and coordinate the necessary follow-up actions.

Work closely with Operations, Security, Car Park, Leasing and Promotion teams to support smooth day-to-day centre operations.

Coordinate with local authorities and statutory bodies on relevant operational, maintenance, licensing and compliance matters.

Support building safety, cleanliness and emergency response requirements to maintain a safe and functional environment.

Monitor operational issues and provide timely feedback and recommendations to the Head of Department where required.

Maintain a customer-oriented approach when dealing with tenants, service providers, internal teams and other stakeholders.

Support initiatives relating to sustainability, energy efficiency and facility management improvements, where applicable.

Perform other duties and responsibilities as assigned in support of operational requirements and business objectives.

What We're Looking For

Certificate, Diploma or equivalent qualification in Facilities Management, Building Maintenance, M&E Maintenance or a related field.

Relevant experience in facility management, building maintenance or commercial property operations, preferably with experience overseeing maintenance works, contractors and service providers.

Good understanding of building systems, M&E facilities and maintenance requirements.

Chargeman BO or PW4 certification will be an advantage.

Experience coordinating with internal teams, contractors, service providers and relevant authorities.

Able to communicate and write in Bahasa Malaysia and English.

Good communication, interpersonal and customer service skills.

Proactive, disciplined and able to take initiative in handling operational matters.

Able to identify and respond effectively to building defects, equipment faults and maintenance issues.

Willing to attend to operational and ad-hoc maintenance matters when required.
