Job summary

CK East Development Sdn Bhd is seeking an experienced Building/Facilities Manager to oversee daily operations across security, maintenance and services in a commercial property portfolio. You will lead the maintenance team, coordinate with contractors and ensure uptime and regulatory compliance.

The role requires strong budget control, vendor management and a proven ability to resolve tenant issues professionally, while maintaining high service quality and safety standards.

Qualifications

• Minimum 5 years of experience in building management, facility management or commercial property management.

Responsibilities

• Oversee day-to-day building operations including security, maintenance, cleanliness and utilities management.
• Supervise maintenance staff, contractors and service providers to ensure quality service delivery and adherence to schedules.
• Develop and implement maintenance plans and preventative maintenance programmes to minimise downtime and extend asset longevity.
• Monitor HVAC, electrical, plumbing, fire safety and emergency systems for optimal performance and compliance.
• Handle tenant concerns and complaints professionally and coordinate timely resolutions.
• Manage building budgets, track expenditures and identify cost-saving opportunities while maintaining service quality.
• Ensure compliance with building codes, safety regulations and local authority requirements.
• Conduct regular inspections and safety audits to identify maintenance needs and hazards.
• Coordinate emergency response procedures and document all incidents and activities.
• Liaise with external service providers to arrange repairs and upgrades.

Job description

Oversee all day-to-day building operations, including security, maintenance, cleanliness and utilities management. Manage and supervise building maintenance staff, contractors and service providers to ensure quality service delivery and adherence to schedules.

Key responsibilities

Develop and implement building maintenance plans and preventative maintenance programmes to minimise downtime and extend asset longevity

Monitor building systems including HVAC, electrical, plumbing, fire safety and emergency systems to ensure optimal performance and regulatory compliance

Handle tenant concerns and complaints in a professional and timely manner, coordinating resolutions and maintaining positive tenant relationships

Manage building budgets, track expenditures and identify cost-saving opportunities whilst maintaining service quality

Ensure compliance with all relevant building codes, safety regulations, environmental standards and local authority requirements

Conduct regular building inspections and safety audits to identify maintenance needs, potential hazards and areas for improvement

Coordinate emergency response procedures and maintain comprehensive documentation of all building incidents and maintenance activities

Liaise with external service providers, vendors and contractors to arrange repairs, maintenance and upgrades

About you

Minimum 5 years of experience in building management, facility management or commercial property management

Strong knowledge of building systems including HVAC, electrical, plumbing, fire safety and security systems

Proven ability to manage budgets, track expenses and identify cost-saving opportunities

Excellent leadership and people management skills with the ability to supervise and motivate maintenance teams

Strong problem-solving abilities and experience handling tenant issues and complaints professionally

Proficiency in building management software and Microsoft Office applications

Sound understanding of building codes, safety regulations and compliance requirements in Malaysia

Excellent communication and interpersonal skills with the ability to liaise effectively with tenants, contractors and stakeholders

Attention to detail and strong organisational skills with the ability to manage multiple priorities

Valid driving licence and willingness to be on-call for emergencies
