Job summary

Mapletree Investments in Kuala Lumpur, Malaysia, is hiring an Assistant Manager, Property Management based in KL. You will manage building operations for logistics and warehouse assets, coordinating multi-tenant sites and ensuring preventive maintenance across M&E systems.

You will also lead CAPEX/A&A projects, oversee service providers to meet SLAs/KPIs, conduct inspections, and drive budgeting, cost control, and tenant relations to maintain high standards.

Qualifications

• Ability to plan and monitor CAPEX and A&A works
• Familiarity with site inspections and audits
• Capable of budgeting and financial control for OPEX/CAPEX

Responsibilities

• Manage overall building operations for logistics and warehouse assets (multi-tenant and single-user).
• Ensure preventive maintenance across M&E systems and fault repair programs.
• Oversee service providers (FMC, security, cleaning, landscaping) to meet SLAs and KPIs.
• Conduct regular site inspections and audits to maintain standards.
• Identify, plan, and implement CAPEX and A&A works.
• Manage project lifecycle: tendering, procurement, execution, close-out.
• Ensure projects stay within approved budgets, timelines, and quality.
• Coordinate with consultants, contractors, and internal stakeholders.
• Prepare and manage annual OPEX and CAPEX budgets and monitor expenditures.
• Review invoices, POs, and procurement documentation; manage tenant relationships.
• Coordinate tenant fit-out/renovation approvals and compliance with guidelines.
• Aim for high tenant satisfaction and retention through proactive engagement.
