Job summary

VAM Property Management Sdn Bhd is seeking a Portfolio Manager to lead operations across a portfolio of properties in Kuala Lumpur. You will guide Building Managers, enforce standards, and ensure compliance with regulations and budgets.

The role requires a Diploma/ Degree in property-related fields and at least 5 years of relevant experience, with strong leadership, communication and stakeholder management abilities.

Qualifications

• Diploma or degree in Property Management, Real Estate, Building Management, Facilities Management or related discipline.
• Minimum 5 years of relevant experience in property/ building/ facilities management or related field.
• Prior experience supervising Building Managers or managing multiple properties/sites.
• Strong understanding of strata management and property management operations.
• Knowledge of the Strata Management Act 2013 and related regulations/by-laws.
• Understanding of property management contracts, budgeting, maintenance and facilities management.
• Strong leadership and people management skills.
• Excellent communication and interpersonal skills.
• Strong client and stakeholder management capability.
• Proficient in Microsoft Office and relevant property management systems.

Responsibilities

• Oversee the overall operations and management of multiple properties/sites within the assigned portfolio.
• Provide leadership, direction and guidance to Building Managers in the day-to-day management of their respective properties.
• Monitor the performance of Building Managers and ensure that site operations are conducted efficiently and in accordance with approved procedures and contractual requirements.
• Conduct regular site visits and inspections to assess the condition, cleanliness, maintenance, security and overall performance of each property.
• Ensure that Building Managers promptly address operational issues, complaints, defects, incidents and matters raised by residents, JMB/MC, owners and clients.
• Establish and maintain consistent management and operational standards across all properties within the portfolio.
• Monitor major maintenance, repair, upgrading and improvement works and ensure that such works are properly coordinated and completed within the approved scope, budget and timeframe.
• Act as the immediate supervisory level for Building Managers within the assigned portfolio and set clear expectations, objectives and performance standards.
• Maintain effective working relationships with JMBs, MCs, owners, developers, clients and other relevant stakeholders.
• Monitor the financial performance of properties within the assigned portfolio and ensure that Building Managers operate within approved budgets.
