Job summary

OurAssistants is seeking an experienced Maintenance Director to lead and optimize maintenance operations for a U.S.-based property management portfolio. The role focuses on scalable systems, vendor oversight, and delivering high-quality maintenance services across a growing remote portfolio.

The ideal candidate has 4–5+ years in property management maintenance, strong AppFolio expertise, and a proven track record of leading teams in fast-paced environments.

Qualifications

• 4–5+ years in property management maintenance operations.
• Strong hands-on AppFolio experience required.
• Proven leadership of maintenance teams or departments.
• Experience supporting large portfolios or scaling operations.
• Systems-thinking and process-improvement mindset.
• Excellent communication and organizational skills.
• Hands-on maintenance knowledge (HVAC, plumbing, appliances) is a plus.

Responsibilities

• Oversee day-to-day maintenance operations and work orders.
• Coordinate vendors and contractors to ensure timely service.
• Maintain service quality and resident satisfaction.
• Build scalable maintenance workflows and SOPs; identify bottlenecks and drive improvements.
• Lead and mentor maintenance coordinators; track KPIs and reporting.
• Manage AppFolio workflows and documentation; generate related reports.
• Coordinate with vendors/contractors; support large portfolios with scalable oversight.
