Qualifications

• Ability to independently handle BOQ, rate analysis, measurement and billing.

Responsibilities

• Prepare project BOQs based on drawings, scope and site requirements.
• Create BOQs for new or additional scope where required.
• Review drawings and identify quantities and missing items.
• Maintain and update BOQs during project execution.
• Prepare variation/additional work statements.
• Prepare running bills and final bills for subcontractors/vendors.
• Verify vendor bills against approved BOQs, measurements and work completed.
• Track executed quantities versus BOQ quantities.
• Ensure variations are properly documented and approved.
• Monitor project cost against approved BOQ.
• Identify quantity/rate deviations and potential cost overruns.
• Coordinate with Project Engineers, Procurement and Finance for billing and reconciliation.

Role Overview

We are looking for a Quantity Surveyor / Billing Engineer who will be responsible for preparing and managing project BOQs, rate analysis, quantity measurements and final project billing. The person will work closely with the project and procurement teams to ensure that quantities, rates, variations and final bills are accurate and commercially controlled.

Key Responsibilities BOQ & Estimation

• Prepare project BOQs based on drawings, scope and site requirements.
• Create BOQs for new or additional scope wherever required.
• Review drawings and identify quantities and missing items.
• Maintain and update BOQs during project execution.
• Prepare variation/additional work statements.

Rate Analysis

• Prepare detailed rate analysis for materials, labour and subcontract works.
• Obtain and compare vendor/subcontractor quotations. Establish competitive and commercially viable project rates.
• Maintain rate benchmarks for commonly used interior works.

Measurement & Billing

• Take and verify site measurements.
• Prepare MB (Measurement Book) / JMS (Joint Measurement Sheet).
• Prepare running bills and final bills for subcontractors/vendors.
• Verify vendor bills against approved BOQs, measurements and work completed.
• Track executed quantities versus BOQ quantities.
• Ensure variations are properly documented and approved.

Commercial Control

• Monitor project cost against approved BOQ.
• Identify quantity/rate deviations and potential cost overruns.
• Coordinate with Project Engineers, Procurement and Finance for billing and reconciliation.
• Maintain proper documentation for project closure.

Key Skills

• Strong knowledge of commercial interior works and construction quantities.
• Good understanding of civil, false ceiling, flooring, electrical, HVAC, plumbing, furniture and other fit-out works, drawings and measurements.
• 5 to 8 years of experience in quantity surveying, billing, estimation or commercial interior execution retail fit-outs and offices
• Should be comfortable independently handling BOQ, rate analysis, measurement, running bills and final billing.
