Job summary

Paradigm Realty in Mumbai seeks a Senior Quantity Surveyor with 10–12 years' experience in billing and quantity surveying for residential or commercial projects. You will verify RA bills, prepare BOQs, perform rate analyses, and ensure timely certification across sites and offices.

Strong command of Excel, AutoCAD, and ERP systems is essential, with a track record of cost control and contract administration.

Qualifications

• 10-12 years of experience in billing and quantity surveying for residential or commercial construction.
• 3-4 years in head-office or central billing role, verifying bills from multiple project sites.
• Strong expertise in quantity take-off from GFC drawings, BOQ preparation, rate analysis and RA bill verification for civil, finishing and MEP works.
• Knowledge of work orders, contract conditions and IS 1200 methods of measurement.
• Experience in material reconciliation, variation and extra-item assessment, and final bill settlement.

Responsibilities

• Verify and certify contractor RA bills received from project sites against GFC drawings, work orders, measurement sheets and site records.
• Independently cross-check quantities from drawings before bills are approved for payment.
• Prepare quantity take-offs, BOQs and estimates for new packages and tenders, in coordination with the Contracts team.
• Prepare rate analyses for non-tender and extra items, and review variation and escalation claims as per contract terms.
• Carry out project-wise reconciliation of steel, cement, concrete and other free-issue materials, and flag excess consumption or wastage for recovery.
• Track budget versus actual quantities and cost for each project, and report deviations to management.
• Process final bills and contract closure, including recovery of advances, retention and statutory deductions.
• Maintain a central bill-tracking register across all projects to ensure bills are certified within agreed timelines.
• Coordinate with site billing engineers, Projects, Contracts, Procurement and Accounts teams to resolve queries and discrepancies.
• Visit project sites periodically for joint measurements and spot verification of executed quantities.
• Prepare monthly billing MIS, cost reports and cash-flow inputs for management review.
• Standardise billing formats, checklists and measurement practices across sites, and keep records audit-ready.
