Job summary

Assotech is seeking a Sr Manager Billing in Ranchi to oversee budgeting, cost control, and billing for large-scale real estate projects. The role requires 10-15 years in commercial, high-rise residential, township projects, with strong skills in cost management, tendering, and contract negotiation.

The ideal candidate will coordinate with contractors, manage BOQ and cash flows, and ensure timely approvals and compliance with contractual terms.

Qualifications

• B Tech or Diploma in Civil Engineering is required.
• 10-15 years of experience in commercial, high-rise residential, township projects.
• Proficiency in AutoCAD, MS Office, ERP systems.

Responsibilities

• Quantitiy surveying and prepare BOQ with detailed specs and work orders for Civil, MEP works.
• Prepare rate analysis for different items and budgets for projects.
• Prepare cash flow and project budgets; invite tenders from contractors/vendors and perform comparative analysis.
• Negotiate with contractors/vendors and obtain management approvals; prepare amendments/change orders.
• Prepare contract agreements detailing scope, payment terms, and statutory compliances; ensure timely procurement of materials and vendor development to minimize costs.
• Monitor contractor performance against milestones and resolve techno-commercial disputes/clarifications.
• Verify RA and final bills per drawings with site verifications; ensure compliance with contract terms.

Computer Awareness:- Good Knowledge of Auto Cad, MS Office, ERP etc.

Job Description:-

• Quantity Surveying and prepare BOQ with detailed specifications and work orders for Civil structure & finishing, MEP works.
• Prepare Rate analysis for different Items.
• Prepare budget of the projects.
• Prepare cash flow of the project.
• Inviting the Tenders from the contractors/Vendors and prepare the comparative analysis.
• Take part in negotiation with contractors/vendors and get approval from the management.
• To prepare amendments/change orders as and when required.
• Responsible for preparing contract agreement with all details like scope of work, payment terms, statutory compliances, Special and general contract conditions etc.
• Responsible for of purchasing the materials and identifying & developing a reliable vendor source for achieving cost effective purchase of materials with timely delivery so as to minimise project cost.
• Cost management, control on budget and value engineering.
• Coordinating with contractors-monitoring their performance in respect to project milestones and settling all techno commercial disputes/clarifications.
• To verify the R.A and final bills submitted by contractors as per drawings and physical verification at site.
• To ensure all compliances provided by the contractor as per the contract terms and conditions.
• To prepare monthly reconciliation of materials.
• Control on contractors extra items.
• Preparation of MIS Reports.
• Good communication skills.
