RoleOverview
Think of yourself as the conductor of a multi-propertyorchestra — where housekeeping, security, vendors, budgets, and residents allneed to hit the right note, every single day. As Cluster Manager – Operations,you'll take end-to-end ownership of 4–10 Youthville co-living and studenthousing properties, driving occupancy, resident happiness, cost efficiency, andoperational excellence — while mentoring the on-ground teams who bring it allto life
Requirements
KeyResponsibilities
Operational Management
- Oversee day-to-day operations of4–10 co-living properties within the assigned cluster.
- Ensure high standards ofcleanliness, maintenance, safety, and hygiene across all properties.
- Monitor and optimize utilityconsumption, facility upkeep, and preventive maintenance.
- Ensure strict implementation andadherence to SOPs and brand guidelines.
- Drive operational efficiency andcost control without compromising service quality.
- Prepare annual budgets, trackexpenses, and present operational performance reports.
- Lead, mentor, and manage on-siteteams including Property Managers, Housekeeping, Security, and Support Staff.
- Conduct regular trainingsessions, performance reviews, and audits.
- Coordinate with vendors forrepairs, AMC contracts, housekeeping, security, and facility services.
- Ensure vendor SLAs are met andservices are delivered as per agreed standards.
- Drive and maintain highoccupancy levels through renewals and collaboration with sales teams and localbrokers.
- Support pricing strategies bymonitoring market trends, demand patterns, and competitor benchmarks.
- Ensure timely rent collection,minimize outstanding dues, and track receivables.
- Support marketing andpromotional initiatives in coordination with central teams.
Resident Experience &Community Building
- Ensure prompt and effectiveresolution of resident grievances through on-ground teams.
- Maintain a customer-firstapproach across all resident touchpoints.
- Conduct regular residentsatisfaction audits and experience reviews.
- Plan and execute communityengagement activities and events to enhance retention.
- Conduct quarterly residentmeetings to capture feedback and improve service quality.
Reporting, Compliance &Audits
- Maintain and present MIS reportscovering occupancy, revenue, expenses, complaints, and maintenance.
- Ensure statutory and regulatorycompliance, including fire & safety norms, local licenses and approvals,and resident police verification.
- Conduct regular hygiene, safety,and operational audits across all properties.
WhatYou Bring
- Bachelor's degree (Hospitality,Business Administration, Facility Management preferred).
- 5–8 years of experience inco-living, hospitality, property, or facility management.
- Proven experience in managingmulti-property clusters.
- Strong leadership, peoplemanagement, and decision-making skills.
- Excellent problem-solving andoperational planning abilities.
- Proficiency in MS Office, CRMtools, and property management systems.
- Willingness to travel frequentlybetween properties within the cluster.
