Job summary

Kerry Properties Limited in Hong Kong seeks a senior facilities manager to lead technical services for residential and commercial premises. You will oversee staff, contractors and procurement, ensuring safe, cost-effective operations and compliance with standards.

The role requires a degree in related disciplines and extensive FM experience, with strong English and Chinese communication abilities. HKIS/HKIE/RICS/CIBSE credentials are advantageous.

Qualifications

• Degree in related disciplines with strong facilities management background.
• Over 10 years in property/facilities management, managerial experience preferred.
• Professional HKIS/HKIE/RICS/CIBSE memberships or similar are advantageous.
• Excellent English and Chinese communication skills.

Responsibilities

• Plan and lead preventive and corrective technical services with checklists.
• Monitor performance of staff, contractors, and suppliers for quality, cost and schedule.
• Prepare and control operating budgets for technical services.
• Implement procurement for outsourced works including tendering and contracts.
• Review and update service standards, maintenance schedules and records.
• Recommend upgrades to building fabric and major facilities for sustainability.
• Ensure health and safety of the team and select appropriate materials.

Job description

• Plans for the preventive and corrective technical services with checklists and procedures to maintain the standards of facilities.
• Leads the Team to monitor the performance of direct staff, contractors and suppliers to ensure workmanship, schedule and budget in accordance with the pre-determined requirements.
• Prepares, manages and controls the operating budget related to technical services.
• Implement the procurement process for all outsourced works, including tender preparation, tender analysis, contract administration, testing & commissioning and handover.
• Reviews regularly and revises the service standard, maintenance schedule, procedures, work records, checklists and all other deliverables returned, in order to ensure the effective system(s) operation with minimum cost and in compliance with the statutory requirements.
• Prepares proposal and implement upgrading works for both building fabric and major facilities to uplift the operation standards in a sustainable manner.
• Ensures the health and safety of the Team by eliminating potential risks during the course of planning, repairing, maintaining and conducting improvement works and selects the appropriate materials and methods.
• Provide support, guidance and assistance to the Team regarding any problems encountered; leads them with efficient and effective utilization of resources.

Job Requirements:

• Degree Holder in related disciplines, preferably in Building Studies, Building Surveying, Building Services Engineering, Facilities Management
• Minimum Experience: Over 10 Year(s) in property or facilities management field
• Preferred Experience: Over 5 Year(s) at managerial level
• Preferable Professional Qualifications: Professional members in HKIS, HKIE, RICS, CIBSE, Registered Electrical Worker License
• Competencies: Business expertise, problem solving, nature & area of impact, interaction / interpersonal skills
• Language Skills: Excellent command in spoken English and Chinese
• PC Knowledge: MS Office
