Job summary

Kerry Properties Limited in Hong Kong seeks a Senior Manager, Technical Services (Shopping Mall) to lead preventive and corrective maintenance, manage budgets, and oversee outsourced works. You will guide a team, coordinate with leasing and facilities staff, and ensure compliance with safety and energy efficiency targets.

The role requires a degree in related disciplines with 15+ years in facilities management and at least 5 years in a leadership capacity, plus proficiency in English and Chinese

Qualifications

• Degree in related disciplines (Building Studies / Facilities Management).
• 15+ years in property or facilities management with at least 5 years at managerial level.
• Solid experience in facilities/properties management.
• Excellent command of English and Chinese.
• PC knowledge: MS Office.

Responsibilities

• Plans preventive and corrective technical services with checklists and procedures.
• Leads the team to monitor performance of staff, contractors and suppliers.
• Manages operating and capital budgets related to technical services.
• Implements procurement for outsourced works including tendering and handover.
• Reviews service standards, maintenance schedules and related deliverables.
• Upgrades building fabric and major facilities to meet standards sustainably.
• Tracks energy saving targets and implements energy saving works.
• Ensures health and safety of the team and selects appropriate materials.

Job description

Senior Manager, Technical Services (Shopping Mall)

Plans for preventive and corrective technical services with checklists and procedures to maintain the standards of facilities.

Leads the Team to monitor the performance of direct staffs, contractors and suppliers to ensure workmanship, schedule and budget in accordance with the pre-determined requirements.

Prepares, manages and controls the operating budget (opex) related to technical services.

Prepares, manages and controls the capital investment budget (capex) related to technical services.

Implement the procurement process for all outsourced works, including tender preparation, tender analysis, contract administration, testing & commissioning and handover.

Reviews regularly and revises the service standard, maintenance schedule, procedures, work records, checklists and all other deliverables returned, in order to ensure the effective system(s) operation with minimum cost and in compliance with the statutory requirements.

To deal with leasing team for the proposals and implement upgrading works for both building fabric and major facilities to uplift the operation standards in a sustainable manner.

To reviews the energy saving targets vs the building operations requirement. Implement the energy saving works as per the energy saving plan.

Ensures the health and safety of the Team by eliminating potential risks during the course of planning, repairing, maintaining and conducting improvement works and selects the appropriate materials and methods.

Provide support, guidance and assistance to the Team regarding any problems encountered; leads them with efficient and effective utilization of resources.

Job Requirements & Responsibilities:

Degree Holder in related disciplines, preferably in Building Studies, Building Surveying, Building Services Engineering, Facilities Management

At least 15 Year(s) in property or facilities management field with at least 5 Year(s) at managerial level

With solid experience in facilities/ properties management

Business expertise, problem-solving, nature & area of impact, interaction / interpersonal skills

Excellent command of spoken English and Chinese

PC Knowledge: MS Office
