We're looking for a FM Project Manager to manage and deliver a portfolio of lifecycle, capital and minor works projects across a busy healthcare site. From multimillion-pound schemes to small upgrades, you will ensure every project is delivered professionally, safely, and with minimal disruption to clinical operations.

The role

As the FM Project Manager, you will take full ownership of project delivery-from initiation and planning through to handover and cost recovery. You'll coordinate contractors, oversee compliance, manage access and permits, and ensure works are carried out to the highest standards.

Working closely with Serco colleagues, Estates teams, contractors, and the Hospital Trust, you'll plan activities, communicate progress, manage risks, and ensure successful outcomes that support our operational and contractual requirements.

What you'll do
  • Deliver a range of Hard FM projects, from major schemes to minor works.
  • Manage lifecycle works, asset information, cost estimates, and annual programme planning.
  • Lead contractor inductions, access arrangements, isolations, and Permit to Work processes.
  • Chair pre-start meetings, progress reviews, and produce regular stakeholder updates.
  • Monitor on-site works, resolve issues, and ensure minimal disruption to clinical areas.
  • Oversee testing, commissioning, handover documentation, and O&M manual submission.
  • Manage project budgets, pricing, variations, and resource procurement.
  • Ensure compliance with HTM/HBN requirements and all relevant safety standards.
  • Build trusted relationships with the Hospital Trust, PFI partners, and internal teams.
What you'll bring
  • Degree/diploma or HNC/HND in Building Services, Construction, Mechanical/Electrical Engineering, or equivalent trade background.
  • Experience delivering Hard FM or building services projects in a contractor or client environment.
  • Solid project management skills across planning, cost control, risk, and stakeholder management.
  • Strong understanding of HTM/HBN requirements (desirable).
  • Excellent communication, organisational, and problem-solving abilities.
  • A collaborative approach and commitment to delivering high-quality outcomes.
