Reset Recruitment Ltd is seeking an ambitious Lettings Branch Manager to launch and drive a brand-new letting branch in Portsmouth, launching January 2027. Training starts Sept/Oct 2026 to hit ground running ahead of the opening.

You will lead a small team, win new instructions, and grow the branch portfolio (125-220 properties) with a strong commercial focus. The role offers a competitive basic plus OTE £45,000–£50,000 in year one, with a company car as the branch grows, and opportunities for

Salary: Competitive Basic + OTE £45,000 - £50,000 (Year One)

Location: Portsmouth

Training Commences: September/October 2026

New Branch Opening: January 2027

Hours: Monday - Friday, 9:00am - 6:00pm, plus every other Saturday

Be the driving force behind an exciting new branch launch.

A rare opportunity has arisen for an ambitious, commercially driven Lettings Branch Manager to lead the launch and growth of a brand-new branch opening in Portsmouth in January 2027.

To ensure you're fully prepared for success, you'll join the business in September/October 2026, completing a comprehensive training and induction programme within one of the company's established offices. This will give you the opportunity to learn the business, understand its culture and systems, build relationships with the wider team and hit the ground running ahead of the new branch opening.

This is an outstanding opportunity for someone who wants far more than simply managing an existing office. You'll be instrumental in establishing the branch, growing its market share and developing it into one of the company's flagship locations.

With an established managed portfolio of approximately 125-220 properties, you'll have an excellent platform from which to build, while taking responsibility for winning new instructions, developing new business and leading your own team.

Key Responsibilities:

• Launch and develop a brand-new lettings branch, driving its long-term success.
• Carry out market appraisals and consistently win new lettings instructions.
• Grow the managed portfolio through proactive business development, networking and local canvassing.
• Build and nurture long-term relationships with landlords, tenants and local businesses.
• Lead, motivate and mentor a Lettings Negotiator, creating a high-performing team culture.
• Negotiate tenancy agreements and oversee the lettings process from instruction through to completion.
• Maximise branch profitability through excellent customer service and commercial awareness.
• Ensure full compliance with current lettings legislation and industry best practice.
• Utilise Expert Agent CRM to effectively manage applicants, landlords, reporting and branch performance.

Skills & Experience Required:

• Proven residential lettings experience, ideally as a Senior Lettings Negotiator, Valuer or Branch Manager.
• Demonstrable success in carrying out market appraisals and winning new business.
• A genuine passion for growing a business and building a successful branch.
• Previous experience mentoring or managing team members.
• Excellent communication, negotiation and relationship-building skills.
• Commercially focused with a proactive, entrepreneurial mindset.
• Strong IT skills, including CRM systems (experience with Expert Agent would be advantageous).
• Full UK Driving Licence and use of your own vehicle initially (a company car will be provided as the branch continues to grow).
