Job summary

JLL is seeking an Asset Experience Services Team Member for the Royal London Property Delivery team, based on-site in Birmingham. You will provide essential H&S and operational support to Asset Experience Managers across the Royal London portfolio, ensuring safety compliance and efficient building operations.

Responsibilities include risk management, statutory inspections, energy and ESG data support, supplier coordination, and maintenance planning, contributing to best-in-class occupier service

Qualifications

• Understanding of H&S legislation applicable to property management
• Knowledge of statutory compliance requirements for commercial properties
• Familiarity with permit-to-work systems and risk assessment methodologies
• Experience with property management software platforms
• Proficiency in Microsoft Office applications, particularly Excel, Word and Outlook
• Understanding of building services and maintenance operations
• Knowledge of ISO14001 and quality management systems
• Awareness of ESG and sustainability requirements in property management
• Ability to manage multiple priorities and deadlines effectively
• Clear written and verbal communication skills
• Data analysis and reporting capabilities

Responsibilities

• Provide essential health & safety and operational support services to Asset Experience Managers across Royal London managed assets.
• Deliver H&S compliance support and building operations functions to enable best-in-class occupier service.
• Assist with risk actions and risk registers for Asset Experience Managers.
• Coordinate statutory compliance management activities and inspections.
• Maintain Asset Sustainability Plans with Asset Experience Managers.
• Coordinate risk assessments with preferred suppliers.
• Process and track Accidents & Incidents and ensure proper reporting.
• Administer permits-to-work (E-Permits) system.
• Support audits including ISO14001/LRQA audits.
• Support expenditure management including PO raising and invoice approvals.
• Monitor helpdesk activities and response times.
• Coordinate meter readings with utility consultants and framework partners.
• Prepare quotes and work orders as instructed by Asset Experience Managers.
• Support scope of service contract variations and timely payment of invoices.
• Coordinate work orders, site access, and liaise with contractors.
• Support ESG reporting and data collection.
• Maintain current property records and data documentation.
• Coordinate Teams management and document sharing.
• Maintain H&S compliance registers and documentation.
• Support preparation of operational reports.
• Provide information gathering for client reports and client transitions.
• Coordinate information for audits and inspections.
