Are you an experienced Commercial Manager or Senior QS with social housing, construction, or FM sector experience ready for an exciting new opportunity?

Our client is seeking an experienced Commercial Manager to support upcoming major workstreams. This confidential role requires strong commercial leadership, expertise with the M3 NHF Schedule of Rates, and the ability to oversee commercial operations across multiple regional teams. A dedicated QS will report directly into this role.

The Role:

The Commercial Manager will oversee commercial governance, cost management, and contract compliance across all Scottish operations. Working closely with regional teams and the finance function, the role ensures strong commercial performance, accurate forecasting, and alignment with contractual requirements.

Key Responsibilities:

Commercial Management & Governance

• Provide commercial oversight across regional teams in Aberdeen, Holytown, Livingston and Glasgow.
• Lead commercial delivery for workstreams, ensuring compliance with contract structures.
• Apply expert knowledge of the M3 NHF Schedule of Rates.
• Support contract administration, valuations, variations, and dispute management.
• Guide pricing, tendering, cost control, and commercial risk management.

Financial Performance & Reporting

• Work closely with finance on month-end reporting, forecasting, and performance reviews.
• Lead CVR processes across regional business units.
• Identify risks and opportunities in financial performance.
• Ensure accurate financial reporting for Scottish programmes.

Team Leadership & Collaboration

• Line manage QS to ensure strong development and delivery.
• Collaborate with Regional Managers, Operations, and finance teams.
• Provide ongoing commercial support and guidance to project teams.

Operational Support

• Ensure governance, compliance, and standardisation of commercial processes.
• Support procurement, subcontractor engagement, and commercial administration.
• Help embed commercial best practice across Scottish operations.

Skills & Experience

• Experience as a Commercial Manager or Senior QS within social housing, construction, or FM sectors.
• Strong working knowledge of the M3 NHF Schedule of Rates.
• Experience supporting multi-region commercial operations.
• Strong understanding of CVRs, forecasting, financial controls, and commercial reporting.
• Excellent communication and stakeholder engagement skills.
• Experience managing or supporting QS teams.
