Third Space is seeking a Development Coordinator/Senior Development Coordinator to add to its development team. This role supports the Development team on all development related tasks and assists in advancing the development process. The Development Coordinator/Senior Development Coordinator will support a wide variety of projects and have exposure from envisioning through to project completion. This role reports to the Vice President, Development and also supports the Development Manager.

Key Responsibilities:

• Supporting the development manager(s) and VP of Development with day-to-day department and advance ofproject related tasks.
• Legal Agreements: Supports the review and execution of various legal agreements related to development projects.
• Policy & Market Research: Conducts research and provides reports on local policy changes and market trends to inform project planning. This includes presenting material in our internal monthly Development meeting.
• Contract & Proposal Support: Assists Development team with contract reviews and preparation of requests for proposals (RFP’s).
• Project File Management: Maintains up-to-date and organized project files for easy access and reference.
• Consultant Teams: Provide guidance and direction to external project consultant teams
• Billing & Budget Coordination: Coordinates with accounting department and consulting teams to manage and review monthly billing and project budgets including creating contracts in Yardi and sending change orders to Construction.
• Regular Updates: Participates in weekly meetings with Development, Construction and Marketing teams to provide progress updates on tasks and project timelines.
• Development Pro Formas & Budgeting: Assists with the review and preparation of development proformas and project budgets to ensure financial accuracy.
• Assist on other department related initiatives and tasks including potential support for construction related administration.

Qualifications and Knowledge:

• Educational Background: A relevant post-secondary degree or diploma, ideally in Urban Land Economics, Construction, Architecture/Engineering, Real Estate or a related field.
• Experience: Additional development-related experience is an asset. A minimum of 2 years’ experience in a development coordinator role is required to be considered as a Senior Development Coordinator.
• Sustainability Focused: An interest and aptitude for sustainability particularly with respect to low-carbon building design and operation.
• Communication Skills: Strong written and verbal communication skills, with the ability to present ideas clearly and concisely.
• Collaboration: A team-oriented individual who thrives in a collaborative environment.
• Analytical & Research Skills: Strong analytical and research abilities to assess market trends and policy changes.
• Time Management: Ability to manage a high-volume workload, multitask, and prioritize tasks in a fast-paced environment.
• Creative Problem Solver: A creative thinker with the ability to find effective solutions to challenges.
• Attention to Detail: Strong organizational skills and a keen attention to detail.
• Technical Proficiency: Proficient in Microsoft Office (especially excel, although Word and Powerpoint will be frequently used) and PDF editors (Bluebeam Studio, Adobe Acrobat).
• Proactive & Self-Motivated: A self-starter with a keen interest in real estate development, always willing to ask questions and seek solutions.

Salary Range:

The Development Coordinator/Senior Development Coordinator salary range is $68,000 - $85,000 with an annual performance based bonus. The exact compensation offered will be dependent upon education & training, years of relevant experience, and internal equity.
