Overview

Progress Land Services is a leading land service provider in Canada, established in 1984. We are expanding our team and seeking a Real Estate Specialist to join our team of committed professionals. You will collaborate with various stakeholders including technical teams, legal professionals, surveyors, and landowners to ensure that our clients' operations have the necessary legal access and permissions for their facilities, and to handle any potential property-related issues that may arise during this process.

Responsibilities
  • Responsible for acquiring and managing legal tenure for placement and passage for our clients’ operations and facilities.
  • Partake in investigations to determine if new or current facilities require a ROW
  • Understand what ROW Investigations are and when they are required
  • Manage circulations: Municipalities send notifications of proposed property subdivisions, road closures, land sales, new developments / subdivisions, encroachments, discharges etc.
  • Handling internal inquiries from our clients’ engineering for new placements, re-locations, customer inquiries etc.
  • Reviewing locations using specific client programs for existing facilities
  • Verifying existing files (Sharepoint) to see if we have any information regarding the landowner, land, registration document etc.
  • Reviewing titles, registrations, and plans
  • Aligning existing / proposed facilities
  • Prepping ROW agreements and sending them for execution and registration at LTO
  • Collaborating directly with our clients’ techs, design specialists, developers, land agents, landowners, and surveyors
  • Sending requests for survey quotes and arrange for surveying to be completed
Experience and qualifications
  • Strong understanding of real estate concepts, property law, land use regulations, property titles, and land ownership structures. Knowledge of easements, rights of way, and land acquisition processes is crucial.
  • Familiarity with legal documentation and agreements related to real estate, particularly rights of way. Experience in drafting, reviewing, and executing ROW agreements, as well as understanding the legal implications of such agreements.
  • Experience in managing projects involving property acquisition and ROW agreements. Ability to coordinate timelines, tasks, and resources to ensure efficient execution of agreements and compliance with legal requirements.
  • Skilled in researching property records, titles, and other documentation to assess property ownership, land details, and potential ROW requirements.
  • Previous experience in managing rights of way for utility companies or similar organizations is highly valuable.
  • Understanding the challenges and best practices specific to ROW management is essential.
  • Meticulous attention to detail to accurately review legal documents, property records, and agreements. Errors in these areas could lead to significant complications later.
  • Positive, friendly, and professional interaction with co-workers and clientele
  • Strong communication skills to effectively interact with internal teams and external parties (landowners, surveyors, legal professionals, municipal authorities).
Education
  • Post-secondary degree / diploma in Land Administration, Land Agent, or Energy Asset Management.
