Job summary

The Housing Trust is expanding its affordable housing portfolio and seeks an experienced tenancy or property management professional to join our team in NSW. You will manage tenancies across an allocated portfolio with a focus on affordable and fee-for-service properties, including social and market tenancies as required.

In this role you will balance tenant outcomes with owner expectations, ensure compliance with the Residential Tenancies Act 2010 (NSW), and drive sustainable portfolio

Qualifications

• Experience in tenancy management, affordable housing, or residential property management.
• Solid knowledge of the Residential Tenancies Act 2010 (NSW) responsibilities.
• Experience managing a residential portfolio including commencements, inspections, rent, arrears, maintenance.
• Ability to balance financial, contractual, operational and customer impacts.
• Strong relationship-management and stakeholder engagement.
• Excellent written and verbal communication; detail-oriented and organised.
• Proficiency with tenancy management systems and Microsoft 365.
• Experience with fee-for-service arrangements or leasehold/portfolio diversity is advantageous.

Responsibilities

• Manage tenancies from commencement through vacate across allocated portfolio.
• Coordinate commencements, inspections, condition reports, routine tenancy management and exits.
• Apply affordable housing eligibility, income reviews and rent-setting.
• Monitor rent accounts, arrears, bonds, and recoverable charges.
• Handle tenancy breaches, disputes and formal tenancy action when required.
• Identify and coordinate repairs, maintenance, hazards and compliance.
• Support vacant property turnaround and new tenancy commencements.
• Build relationships with tenants, owners, landlords, contractors and partners.
• Provide timely, accurate portfolio information to owners and partners.
