Role Context

The HVAC Technician is responsible for keeping critical cooling, ventilation, and refrigeration systems operating safely and efficiently throughout the resort. Reliable performance of these systems is essential to guest comfort, food storage, public areas, hotel rooms, technical spaces, and continuous resort operations. This position requires an experienced technician who can work independently, respond to equipment failures, complete planned maintenance, and support emergency situations when required. The role combines daily HVAC maintenance with refrigeration work, chilled water system monitoring, BMS operation, minor electrical troubleshooting, and practical mechanical repairs.

Key Responsibilities

• Inspect HVAC, chilled water, ventilation, and refrigeration systems across assigned resort areas.
• Operate and monitor ETS room and district cooling systems.
• Maintain chilled water systems and identify abnormalities affecting cooling performance.
• Perform preventive and condition-based maintenance according to equipment manufacturer recommendations and property standards.
• Service air handling units, fresh air handling units, fan coil units, and ventilation fans.
• Inspect motors, belts, bearings, filters, valves, coils, dampers, and associated HVAC components.
• Diagnose faults affecting cooling capacity, airflow, temperature control, or equipment reliability.
• Carry out planned preventive maintenance tasks on HVAC and refrigeration assets.
• Rebuild valves and replace worn or defective mechanical components.
• Perform brazing and fabrication work required for maintenance and repair activities.
• Repair and maintain hotel refrigeration equipment including freezers, refrigerators, and ice makers.
• Provide technical attention to fan coil units, chillers, and related cooling equipment.
• Monitor operating temperatures, pressures, flow conditions, and other equipment parameters.
• Identify leaks, abnormal noise, vibration, overheating, and performance deterioration.
• Use BMS systems to monitor building services and support fault investigation.
• Review alarms and system indications and respond appropriately to operational issues.
• Assist with operation and maintenance of basic electrical systems and HVAC controls.
• Troubleshoot control wiring, switches, sensors, motors, and associated electrical components within technical competency.
• Carry out equipment repairs independently when assigned.
• Escalate major faults, recurring failures, and complex technical issues to supervisors or managers.
• Support maintenance requirements involving mechanical, electrical, kitchen, recreational water, and other facilities systems when necessary.
• Assist with maintenance in hotel rooms, public areas, technical spaces, and exterior resort facilities.
• Respond to building emergencies and perform required technical duties during critical situations.
• Maintain awareness of plant rooms, equipment locations, service routes, and the overall property layout.
• Perform assigned shift coverage to maintain continuous engineering support.
• Follow all health and safety procedures and use appropriate personal protective equipment.
• Maintain clean and safe work areas before, during, and after each task.
• Report technical-area housekeeping concerns to supervision.
• Maintain tools, instruments, and equipment issued for maintenance activities.
• Ensure applicable testing and measuring devices remain correctly calibrated.
• Record completed work, identified defects, and outstanding maintenance requirements.
• Follow technical manuals, standard operating procedures, and property engineering guidelines.
• Support the training and practical development of junior technicians.
• Share HVAC and refrigeration knowledge with colleagues when required.

Ideal Profile

• Trade school qualification, technical diploma, or equivalent vocational education in HVAC, refrigeration, mechanical, or facilities maintenance.
• Minimum 6 years of practical experience in a relevant facilities maintenance trade.
• Strong working knowledge of ETS rooms and district cooling operations.
• Experienced with chilled water systems and associated equipment.
• Hands‑on maintenance experience with AHUs, FAHUs, FCUs, and ventilation fans.
• Good understanding of hotel refrigeration equipment including freezers, refrigerators, and ice makers.
• Familiar with chillers, fan coil systems, pumps, valves, and cooling controls.
• Experienced in planned preventive maintenance and condition-based maintenance.
• Able to rebuild valves and replace worn mechanical parts.
• Practical brazing and fabrication skills.
• Working knowledge of BMS system operation and alarm monitoring.
• Familiar with basic electrical systems, motors, controls, and wiring.
