About the Role

Our client, a leading real estate investment and management firm, is seeking a strategic and experienced **Senior Property Portfolio Manager** to oversee a significant portfolio of commercial and residential properties in **Sandton, Gauteng**. This critical role involves maximizing asset value, optimizing operational performance, and ensuring client satisfaction. You will be responsible for setting portfolio strategies, managing budgets, and leading a team of property managers. The ideal candidate possesses extensive experience in property management, strong financial acumen, and a deep understanding of the **Sandton** and broader **Gauteng** real estate market. This is a high-impact position requiring exceptional leadership and a proactive approach to asset enhancement and risk mitigation.

Key Responsibilities

• Develop and implement strategic plans for the assigned property portfolio to enhance value and returns.
• Oversee the day-to-day operations of all properties within the portfolio, including leasing, maintenance, and tenant relations.
• Manage portfolio budgets, financial performance reporting, and variance analysis.
• Lead, mentor, and develop a team of property managers and support staff.
• Identify and execute opportunities for property improvements, capital expenditures, and asset enhancement.
• Ensure all properties comply with relevant legislation, regulations, and company policies.
• Manage relationships with key stakeholders, including property owners, tenants, vendors, and government agencies.
• Conduct regular property inspections and performance reviews.
• Analyze market trends and competitor activities to inform strategic decisions.
• Develop and manage relationships with service providers and contractors.

Requirements

• Bachelor's degree in Property Management, Business Administration, Finance, or a related field.
• Minimum of 7 years of experience in property management, with at least 3 years in a portfolio management or supervisory role.
• Proven expertise in managing diverse commercial and residential property portfolios.
• Strong understanding of the **Sandton** and **Gauteng** real estate market dynamics, leasing, and operations.
• Excellent financial management skills, including budgeting, forecasting, and P&L analysis.
• Demonstrated leadership abilities with experience managing and motivating teams.
• Exceptional negotiation, communication, and problem-solving skills.
