Placements24 is seeking a Senior Property Portfolio Manager to oversee a significant segment of assets in Mossel Bay, Western Cape. You will lead a team of property managers, drive performance, and optimise operations.

The role requires deep knowledge of the Mossel Bay market, strong financial acumen, and a track record of maximizing returns through strategic planning and effective tenant relations. You will report to senior management and contribute to long-term portfolio growth.

Qualifications

• Bachelor's degree in Property Management, Business Administration, Finance or related field.
• 7+ years in property management with supervision/portfolio experience.
• Strong knowledge of Mossel Bay market and Western Cape property landscape.

This senior role requires a strategic thinker with a proven track record in managing property portfolios, maximizing returns, and ensuring optimal operational efficiency. You will be responsible for overseeing a team of property managers, managing tenant relations, controlling budgets, and implementing property maintenance and improvement strategies. The ideal candidate will possess a deep understanding of the Mossel Bay property market, strong financial acumen, and exceptional leadership capabilities. Key Responsibilities

• Manage a portfolio of residential and commercial properties, ensuring optimal performance and profitability.
• Oversee and mentor a team of Property Managers, providing guidance and support.
• Develop and manage annual budgets for the property portfolio, including operating expenses, capital expenditures, and rental income projections.
• Implement and enforce property management policies and procedures.
• Ensure properties are maintained to the highest standards, coordinating repairs, maintenance, and capital improvement projects.
• Manage tenant relations, addressing concerns, negotiating leases, and overseeing lease renewals and terminations.
• Conduct regular property inspections and performance reviews.
• Identify opportunities to increase revenue and reduce operating costs.
• Ensure compliance with all relevant landlord-tenant laws, safety regulations, and environmental standards.
• Prepare and present regular financial and operational reports to senior management and property owners.

Requirements

• A Bachelor's degree in Property Management, Business Administration, Finance, or a related field.
• A minimum of 7 years of experience in property management, with at least 3 years in a supervisory or portfolio management role.
• Demonstrated success in managing a diverse property portfolio, including residential and commercial assets.
• Strong understanding of the Western Cape property market, with specific knowledge of Mossel Bay .
• Excellent financial management and budgeting skills.
• Proven leadership and team management abilities.
• Proficiency in property management software (e.g., Yardi, Propertyware) and MS Office Suite.
• Strong negotiation, communication, and conflict-resolution skills.
• Knowledge of relevant property laws and regulations.
• Ability to develop and implement strategic property management plans.
• Valid driver's license and willingness to travel locally as needed.
