About the Role

Our client, a leading property management company, is seeking a dedicated and experienced Residential Property Portfolio Manager to oversee a portfolio of properties in the picturesque region of Mossel Bay, Western Cape . This role is responsible for the effective and efficient management of residential properties, ensuring tenant satisfaction, property upkeep, and financial performance. The ideal candidate will have a strong understanding of property law, rental market trends, and excellent communication and interpersonal skills. You will be the primary point of contact for property owners, tenants, and service providers, managing all aspects of the leasing lifecycle, maintenance, and financial administration for the properties under your care. This is a key role contributing to the successful management of our client's valuable assets in Mossel Bay .

Key Responsibilities

• Manage a portfolio of residential properties, ensuring optimal occupancy rates and tenant satisfaction.
• Oversee the entire leasing process, including marketing vacant units, screening prospective tenants, and executing lease agreements.
• Conduct regular property inspections to ensure properties are well-maintained and adhere to safety standards.
• Coordinate and manage property maintenance and repairs, liaising with contractors and ensuring work is completed to a high standard.
• Handle tenant inquiries, complaints, and resolve issues promptly and professionally.
• Manage rent collection, process payments, and handle arrears in accordance with company policy and relevant legislation.
• Prepare regular financial reports for property owners, including income statements, expenditure summaries, and occupancy reports.
• Ensure compliance with all relevant landlord-tenant laws and regulations in the Western Cape .
• Build and maintain strong relationships with property owners, providing them with expert advice and updates on their investments.
• Identify opportunities for property improvement and value enhancement.

Requirements

• A relevant qualification in Property Management, Business Administration, or a related field is advantageous.
• Minimum of 4 years of experience in residential property management.
• In-depth knowledge of the rental market in Mossel Bay and the surrounding Western Cape region.
• Understanding of South African landlord-tenant legislation (e.g., CPA, PIE Act).
• Proven ability to manage budgets, handle financial transactions, and prepare reports.
• Excellent communication, negotiation, and conflict-resolution skills.
• Strong organizational and time-management abilities.
• Proficiency in property management software and MS Office Suite.
• Valid driver's license and own reliable vehicle.
