Our client, a reputable player within the management industry, is seeking a seasoned Property Manager to lead their portfolio in Cape Town. This role offers an exciting opportunity for a driven professional to contribute to the growth and operational excellence of a well-established organization.

Where You'll Make an Impact:

• Prepare and oversee budgets, ensuring financial targets are met
• Conduct detailed analysis comparing actual income versus budgets, and prepare monthly income statements and vacancy reports
• Manage arrears in collaboration with the credit control team and produce accurate income and expense projections
• Oversee utility recoveries, manage capital expenditure alongside the Facility Manager, and coordinate legal matters with legal and credit teams
• Market properties in conjunction with the Letting Division and ensure buildings are maintained to high standards
• Coordinate lease renewals, rent collections, and tenant retention efforts
• Monitor vacancy movements, manage tenant communications, and handle tenancy agreements efficiently
• Lead risk management initiatives and oversee tenant onboarding and offboarding processes
• Facilitate meetings and produce accurate minutes, providing leadership and guidance to the Property Admin team
• Ensure consistent performance management across the portfolio

Requirements:

• Minimum of 5 years of Property Management experience
• Relevant Degree in Property Studies or a financial Management-related qualification
• Solid understanding of leasing agreements and accounting principles
• Proven management and leadership capabilities
• Strong adaptability and multi-tasking skills with a results-driven mindset

Nice to Have:

• Experience with financial analysis and reporting
• Familiarity with legal aspects of property management
