Key Responsibilities

• Lead, mentor, and manage a team of property management professionals, fostering a culture of high performance and excellent service delivery.
• Oversee the day‑to‑day operations of a commercial property portfolio, including leasing, tenant relations, maintenance, and financial management.
• Develop and implement strategic property management plans to enhance asset value, optimise operational efficiency, and achieve financial targets.
• Ensure compliance with all relevant legislation, building codes, and health and safety regulations across all managed properties.
• Manage service contracts, vendor relationships, and procurement processes to ensure cost‑effectiveness and quality service.
• Conduct regular property inspections and implement preventative maintenance programmes to preserve asset integrity.
• Handle tenant inquiries, complaints, and requests promptly and professionally, fostering positive and long‑term tenant relationships.
• Prepare detailed financial reports, budgets, and performance analyses for property owners and senior management.
• Drive leasing efforts in coordination with the leasing team to minimise vacancies and maximise rental income.

Requirements

• A minimum of 7 years of progressive experience in commercial property management, with at least 3 years in a leadership or supervisory role.
• Proven ability to manage a diverse portfolio of commercial real estate assets.
• Strong understanding of property operations, building systems, maintenance, and facilities management.
• Excellent financial management skills, including budgeting, forecasting, and financial reporting.
• Demonstrated leadership capabilities, with experience in managing and motivating teams.
• Exceptional tenant relations and conflict resolution skills.
• A relevant Bachelor’s degree in Property Management, Business Administration, Finance, or a related field is essential.
• Membership in a professional body such as SAPOA or IPF is highly desirable.
• Knowledge of lease agreements, property law, and South African building regulations.
• Proficiency in property management software (e.g., Yardi, Argus) and MS Office Suite.
