Placements24 is seeking a seasoned Real Estate Development Manager for Centurion, Gauteng. You will lead the full development lifecycle, from feasibility to delivery, coordinating with architects, contractors, and authorities.

Ideal candidates bring 8+ years in real estate development, strong zoning knowledge, and proven leadership in complex projects. Hybrid work model offered, with a focus on performance and results.

Qualifications

• Bachelor’s degree in Real Estate, Urban Planning, Architecture, Engineering, or a related field. A Master’s degree is preferred.
• Minimum of 8 years of progressive experience in real estate development, project management, or a related discipline.
• Demonstrated success in managing complex real estate development projects from inception to completion.
• Strong knowledge of zoning laws, land use regulations, and permitting processes in Gauteng.
• Proficiency in project management software, financial modeling, and development pro forma analysis.
• Excellent leadership, negotiation, and communication skills.
• Ability to manage multiple projects simultaneously and meet demanding deadlines.
• Experience in site acquisition, due diligence, and contract negotiation.
• A strong network within the development, construction, and municipal sectors in Centurion.

Responsibilities

• Identify and evaluate potential real estate development opportunities in the Centurion area and wider Gauteng region.
• Lead the planning and design process, working closely with architects, engineers, and urban planners to create optimal project designs.
• Conduct thorough feasibility studies, including market analysis, financial projections, and risk assessments.
• Manage the entitlement and permitting process, liaising with local government agencies and community stakeholders.
• Oversee construction activities, ensuring projects are completed on time, within budget, and to the highest quality standards.
• Develop and manage project budgets, track expenditures, and implement cost-control measures.
• Negotiate and manage contracts with consultants, contractors, and suppliers.
• Coordinate with legal, finance, and marketing departments to ensure seamless project delivery.
• Present project updates and recommendations to senior management and investment committees.
• Stay current with real estate development trends, zoning regulations, and construction technologies.
