Job summary

Layton Construction is seeking an Assistant Project Manager to support planning, management, and execution of commercial construction projects. The role may handle multiple projects, ensuring quality, profitability, and owner satisfaction while fostering client relationships.

You will assist in estimates, budgeting, planning documents, value engineering, procurement, and ensuring schedules align with the project superintendent.

Qualifications

• Bachelor's degree in engineering or construction-related field or equivalent.
• Minimum two years of relevant experience in commercial construction.
• Valid driver's license with clean driving record.
• Excellent written and verbal communication; strong grammar and syntax.
• Solid knowledge of commercial construction processes.

Responsibilities

• Assist in the preparation of estimates for the project.
• Prepare project budgets and unit cost reports.
• Assist the project team in preparing the project management plan.
• Participate in value engineering services as appropriate.
• Organize pre-construction planning meetings.
• Negotiate project subcontracts.
• Assist with obtaining permits and resolving regulatory requirements.
• Prepare a project schedule and set milestones with the Project Superintendent.
• Develop monthly client pay requests and pursue timely billings.
• Maintain owner relations and review plans and specs for completeness.
• Plan and execute construction contracts efficiently within budget and schedule.
• Monitor procurement of materials and equipment per budget.
• Develop and monitor quality, safety, and risk management plans.
• Visit project sites to track costs, safety, and schedule performance.
• Evaluate schedules and adjust work procedures to meet milestones and financial goals.
• Negotiate change orders and manage cost and profit impact.
• Control job cost payments with the cost accountant; participate in monthly reviews.
• Attend owner and coordination meetings and document outcomes.
• Oversee close-out procedures, including as-builts, punch lists, final billing, and occupancy permits.
• Contribute to post-completion reviews and feed data to Estimating.
• Support Layton objectives and profitability.
