Yugo USA LLC. in Eugene, Oregon, is seeking a Property Manager to lead our student housing community. You’ll oversee leasing, resident relations, budgeting, marketing, and onsite operations to deliver strong occupancy and asset performance.

Reporting to the Regional Property Manager, you’ll supervise on-site staff, manage rents and budgets, coordinate vendors, ensure compliance, and foster a welcoming, safe living environment for residents. A strong sales focus and tech proficiency are essential.

Qualifications

• Minimum of three years’ supervisory experience in residential properties or related business operations.
• Experience running a property, preferably student/university housing.
• Bachelor’s degree preferred; in lieu of degree, equivalent experience accepted.
• Strong interpersonal and communication skills; ability to build relationships.
• Experience in fast-paced, target-driven sales and marketing environment.
• Proficient with technology and online systems; experience with property mgmt software.

Responsibilities

• Supervise on-site staff to meet goals and deadlines.
• Oversee rent collections, delinquency management, and evictions according to policy and law.
• Manage accounts receivable/payable and financial transactions.
• Coordinate leasing, marketing, and resident retention initiatives.
• Monitor market trends and pricing to maintain competitiveness.
• Review financial reports, budgets, occupancy, and performance metrics.
• Identify opportunities to increase revenue and reduce costs.
• Assist in annual operating and capital budget planning.
• Handle resident complaints professionally and timely.
• Conduct routine property inspections for appearance, safety and compliance.
• Ensure compliance with Fair Housing and all laws.
• Oversee maintenance operations with the Maintenance Supervisor; safety focus.
• Manage vendors and contractors; bid, contract compliance, coordination.
• Coordinate property improvements, renovations, and turnovers within budget.
• Recruit, train, coach and develop team members; manage performance.
• Lead regular team meetings; communicate goals and updates.
• Report performance needs to Regional Managers and corporate teams.
• Maintain accurate property records and documentation.
• Ensure model units and common areas are welcoming and maintained.
• Perform additional duties and special projects as needed.
