Tailwind Group is hiring a Property Manager for The Quarters Vermillion, a 169-unit student housing community near the University of South Dakota. The role oversees daily operations, budgeting, leasing, and team leadership.

The position emphasizes data-driven decision making, resident engagement, and maintaining property health. Mon-Fri schedule with occasional after-hours as needed; base compensation ranges from $58,397 to $70,230 plus bonus potential.

Qualificações

• Bachelor’s degree in business, marketing, real estate, or related field is strongly preferred.
• Three or more years of property management experience, especially in student housing.
• Supervisory experience is required.

Responsabilidades

• Demonstrate excellent customer service with residents, prospects, vendors, officials, and community members; handle escalated concerns.
• Maintain curb appeal by regular property walks and by setting high standards for the team.
• Develop and manage annual budgets to ensure positive NOI in partnership with ownership and accounting.
• Oversee leasing process to meet velocity goals and annual occupancy targets.
• Lead on-site maintenance, leasing, and office teams through regular meetings and training.
• Coach and develop staff through accountability, collaboration, and 1:1 meetings.
