Job summary

Tailwind Group in Gainesville, FL is seeking a Property Manager to lead day-to-day operations at The Quarters Gainesville, a 251-unit student housing community. You will drive leasing, occupancy, and financial performance while upholding the company's mission to support residents and team members.

This role requires a Bachelor's degree, 3+ years in property management, supervisory experience, and a data-driven approach.

Qualifications

• Bachelor's degree in business administration, marketing, real estate, or a related field preferred.
• 3+ years of property management experience, student housing preferred.
• 1+ year of supervisory experience.

Responsibilities

• Demonstrate excellent customer service with residents, prospects, vendors, and officials.
• Maintain curb appeal and set standards of pride of property.
• Lead annual budget development to drive positive NOI in partnership with ownership and accounting.
• Oversee leasing process to meet velocity and occupancy goals.
• Manage on-site maintenance, office, and leasing teams through regular meetings and reviews.
• Coach and develop team members through accountability and 1:1 meetings.
