Tailwind Group is seeking a Property Manager for The Quarters Gainesville, FL to lead day-to-day ops, drive leasing & NOI, and manage a 251-unit student housing community. The role emphasizes data-driven decision making, tenant relations, and a strong on-site presence.

The position offers a competitive salary range of $80,000–$105,000 with bonus potential. Full-time, in-office schedule, Monday–Friday 8:30am–5:00pm, with occasional after-hours as needed.

Formación

• Bachelor’s degree in business administration, marketing, real estate, or a related field strongly preferred.
• Three or more years of experience in property management. Student housing experience is preferred.
• One or more years of experience in a supervisory role.

Responsabilidades

• Demonstrate excellent customer service with residents, prospects, vendors, officials, and community members; prioritizing others and fighting for their highest possible good.
• Maintain exceptional curb appeal by conducting regular community walks to evaluate amenities and common areas.
• Lead and be accountable to the development, execution, and ongoing management of annual budgets to ensure positive net operating income (NOI), in partnership with ownership, asset management, and accounting.
• Oversee and support the leasing process to ensure leasing velocity goals are met and final budgeted occupancy is achieved each year.
• Effectively manage and lead on-site maintenance, office, and leasing team members through regular team meetings, new employee onboarding, training, and annual performance reviews.
• Coach and develop all team members through accountability, collaboration, empowerment and regular 1:1 meetings.
• Leverage business intelligence tools to analyze property performance. Present data-driven insights to leadership that support strategic decision-making.
• Maintain knowledge of the property, competition, and local market conditions.
• Engage, contract, and oversee vendors and services necessary for property operations, ensuring invoices are budget compliant.
• Maintain complete and up-to-date community files and records across all property management systems.
• Oversee the accounts receivable, delinquency, and collections process.
• Develop and maintain an office culture that prioritizes teamwork, resident service, and clear communication.
• With Recruiting Team, identify, hire, and onboard talent.
• Handle after-hour issue and emergency response onsite as needed.
• Maintain a professional appearance and adhere to dress code.
• Manage annual turnover and move-in/out procedures.
• Move-out inspections and charges.
