Tailwind Group, Inc. seeks a Property Manager for The Quarters Gainesville, a 251-unit student housing community near UF. You will lead day-to-day operations, drive occupancy goals, and manage onsite staff in a fully in-office role.

The position offers a standard Monday–Friday 8:30am–5:00pm schedule with occasional nights/weekends. Compensation ranges from $80,000 to $105,000 plus bonus potential, depending on education, skills, and experience.

Qualifications

• Bachelor’s degree in business administration, marketing, real estate, or a related field strongly preferred.
• Three or more years of experience in property management, student housing experience preferred.
• One or more years of supervisory experience.

Responsabilités

• Demonstrate excellent customer service with residents, prospects, vendors, officials, and community members; prioritizing others and fighting for their highest possible good.
• Maintain exceptional curb appeal by conducting regular community walks to evaluate amenities and common areas.
• Lead and be accountable to the development, execution, and ongoing management of annual budgets to ensure positive net operating income (NOI).
• Oversee and support the leasing process to ensure leasing velocity goals are met and occupancy targets are achieved.
• Manage on-site maintenance, office, and leasing teams through regular meetings, onboarding, training, and performance reviews.
• Coach and develop all team members through accountability, collaboration, empowerment and regular 1:1 meetings.
• Leverage business intelligence tools to analyze property performance and present data-driven insights to leadership.
• Maintain complete and up-to-date community files and records across all property management systems.
• Oversee accounts receivable, delinquency, and collections processes in line with company procedures.
