Job summary

PeakMade Real Estate in Utah seeks an Executive Director to oversee operations and finance of a student housing asset across multiple locations. You will lead leasing, CapEx, and on-site teams to drive occupancy and NOI. The role requires strong leadership, financial reporting, and strategic planning.

You will supervise leasing, maintenance, and resident relations, while ensuring compliance and effective vendor management. Travel may be required to support campuses.

Qualifications

• Experience in multifamily property management.
• Ability to manage people and financial reporting.
• Strong leadership and communication abilities.
• Familiarity with Entrata or similar PMS.
• Willingness to travel as needed.

Responsibilities

• Manage a high-quality on-site staff through recruitment, training, motivation and development programs.
• Direct efforts to ensure all purchasing guidelines are followed.
• Ensure leasing team achieves high standards in leasing performance metrics.
• Enforce resident retention and service request follow-up programs.
• Implement and monitor effective lease renewal programs.
• Monitor an effective preventative maintenance program.
• Promote safe work practices among on-site staff.
• Develop knowledge of property and market trends; coach staff accordingly.
• Direct sales and marketing plans to maximize rental income and occupancy.
• Show, lease, and move in prospective residents.
• Aim to maximize net operating income through cost control and revenue improvements.
• Set renewal and leasing goals and monitor progress.
• Evaluate rent/pricing strategies and ensure accurate marketing materials.
• Prepare operating budgets/forecasts and marketing plans.
• Report operational and financial data to Regional Manager in a timely manner.
• Monitor income and delinquencies; reconcile rent collections.
• Prepare required Peak policy reports and ad-hoc owner requests.
• Communicate professionally with internal and external customers.
• Conduct employee evaluations and performance reviews.
• Prepare staffing schedules aligned to community needs.
• Provide leasing staff training and group sessions as needed.
• Handle payroll-related paperwork and overtime compliance.
• Operate company software programs; train staff accordingly.
• Maintain physical property standards and appearance.
• Screen residency applicants per policy.
• Oversee Turn process and monthly apartment inspections.
• Manage property risk; communicate incidents.
• Lead weekly team meetings.
• Approve projects with outside vendors.
• Maintain office, clubhouse, and buildings.
• Build relationships with external customers.
• Communicate rent/lease inquiries accurately to students.
