Job Description Summary

The Senior Property Manager oversees an assigned portfolio or a multi-faceted property in a designated geographic area. This position works closely with the ownership group to ensure consistency in operations throughout their portfolio and provides a single point of contact for the client.

Job Description

ESSENTIAL JOB DUTIES:

  1. Operations - Ensuring the smooth running of each community in partnership with the Asset Manager and Regional Property Manager. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  2. Customer service - Providing superior customer service and communication to residents and prospects to enhance satisfaction, renewals, revenue, reputation, and profitability.
  3. People development - Developing, mentoring, leading, and managing a high-performing team across leasing, customer service, maintenance, and management to maximize engagement and minimize turnover.
  4. Marketing - Driving revenue through understanding competition and developing creative marketing programs.
  5. Leading by example - Embodying and promoting the company's mission to be the best national management company.
  6. Supervising day-to-day operations of the on-site team, ensuring policy adherence.
  7. Maintaining effective staff through interviewing, hiring, and termination when necessary.
  8. Creating a positive living environment via conflict resolution and follow-up.
  9. Managing community budget and finances.
  10. Collaborating with leasing staff to meet leasing and marketing goals.
  11. Maintaining positive relations with vendors.
  12. Coordinating special projects as assigned.
  13. Performing other related duties as required.
COMPETENCIES:
  • Ability to travel regularly to multiple property sites.
  • Detail-oriented with focus amidst interruptions.
  • Experience in supervisory roles and staff management.
  • Experience in budgeting and financial management.
  • Confidentiality in operations.
  • Proficiency in Yardi or similar property management software.
  • Leadership over entire staff within the portfolio.
IMPORTANT EDUCATION
  • Bachelor's Degree required.
IMPORTANT EXPERIENCE
  • 10+ years of Property Management experience.
  • 5+ years in management roles.
ADDITIONAL ELIGIBILITY QUALIFICATIONS
  • CPM, RPA, or CSM designation or in process.
  • Real estate license.
  • Strong finance and building operations knowledge.
  • Ability to analyze, prioritize, and delegate tasks.
  • Experience managing professionals and vendors.
  • Experience in lease and contract negotiations.
  • Advanced Microsoft Office skills.
WORK ENVIRONMENT

Professional office setting with routine use of standard office equipment. Regular travel between properties in varying weather conditions.

PHYSICAL DEMANDS

Ability to stand, walk, ascend/descend stairs, and travel outside in weather conditions. Must be able to exert up to 20 pounds of force regularly.

Cushman & Wakefield offers comprehensive benefits including health, vision, dental, retirement, and paid time off. Compensation ranges from $116,450 to $137,000, depending on various factors. We are an Equal Opportunity Employer.
