Job Title

Area Property Manager, Multifamily (HUD Affordable)

Job Description Summary

The Multifamily Area Property Manager oversees an assigned project-based HUD Affordable portfolio in a designated geographic area. This position works closely with the ownership group to ensure consistency in operations across the portfolio and serves as a single point of contact for the client. The Area Property Manager will have some direct property oversight and will assist and direct Property Managers within the portfolio.

Job Description

ESSENTIAL JOB DUTIES:

  1. Operations: Ensuring smooth operation of each community in partnership with the Asset Manager and Regional Property Manager. Overseeing maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy management, marketing, lease renewals, service contracts, expense control, and audits.
  2. Customer Service: Providing superior service and communication to residents and prospects to enhance satisfaction, renewals, revenue, reputation, and profitability.
  3. People Development: Developing, mentoring, leading, and managing a high-performing team, including leasing, customer service, maintenance, and management staff, to maximize engagement and reduce turnover.
  4. Marketing: Driving revenue through analysis of competition and development of creative marketing strategies.
  5. Leadership: Leading by example and modeling the company's mission to be the best national management firm.
  6. Operations Management: Supervising day-to-day operations of the onsite team, ensuring policy adherence.
  7. Staffing: Maintaining effective onsite staff through interviewing, hiring, and termination processes.
  8. Resident Relations: Maintaining a positive living environment through prompt conflict resolution and follow-up.
  9. Financial Management: Managing the community's budget and finances.
  10. Leasing and Marketing: Working with leasing staff to meet leasing and marketing goals.
  11. Vendor Relations: Maintaining positive relationships with community vendors.
  12. Special Projects: Coordinating special projects as assigned.
  13. Additional Duties: Performing other duties as required or assigned.

COMPETENCIES:

  • Ability to travel regularly to multiple property sites and offsite locations for meetings.
  • Detail-oriented with the ability to focus amid interruptions.
  • Experience in supervising staff and managing budgets.
  • Confidentiality and discretion in operations.
  • Proficiency in Yardi or similar property management software.
  • Overseeing entire staff within the assigned portfolio.

EDUCATION:

  • High School Diploma, GED, or vocational training required.
  • Bachelor’s Degree preferred.
  • NY Real Estate License preferred.

EXPERIENCE:

  • 5+ years of multi-site Multifamily Property Management experience in NYC.
  • 5+ years of project-based HUD Affordable Property Management experience in NYC.
  • Experience with Yardi software.
  • Fluency in Spanish strongly preferred.

WORK ENVIRONMENT:

Professional office setting with routine use of standard office equipment. Travel between properties in varying weather conditions required.

PHYSICAL DEMANDS:

Ability to stand, walk, ascend/descend stairs, and operate office machinery. Travel up to 25% of the time. Ability to lift up to 25 pounds occasionally and frequently.

Cushman & Wakefield offers comprehensive benefits including health, dental, vision, retirement, and paid time off. Compensation ranges from $123,250 to $145,000 depending on experience and location.
