Job Description Summary
The Senior Property Manager oversees an assigned portfolio or a multifaceted property in a designated geographic area. This position works closely with the ownership group to ensure consistent operations throughout the portfolio and serves as a single point of contact for the client.
Essential Job Duties
- Operations - Ensure the smooth operation of each community in partnership with the Asset Manager and Regional Property Manager. Oversee maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
- Customer Service - Provide superior service and communication to residents and prospects to enhance satisfaction, increase renewals, revenue, reputation, and profitability.
- People Development - Develop, mentor, lead, and manage a high-performing team across leasing, customer service, maintenance, and management to maximize engagement and minimize turnover.
- Marketing - Drive revenue through understanding and analyzing competition and developing creative marketing programs.
- Leadership - Model the company's mission to be the best national management company.
- Operations Supervision - Oversee daily on-site team activities, ensure policies and procedures are followed, and maintain effective staffing through hiring and termination as needed.
- Resident Relations - Maintain a positive living environment through conflict resolution and follow-up.
- Financial Management - Manage the community budget and finances.
- Leasing Goals - Collaborate with leasing staff to meet marketing and leasing objectives.
- Vendor Relations - Maintain positive relationships with community vendors.
- Projects - Coordinate special projects as requested.
- Other Duties - Perform additional responsibilities as assigned.
Competencies
- Ability to travel regularly to multiple property sites and offsite locations for meetings.
- Detail-oriented with the ability to focus amid interruptions.
- Experience in supervisory roles and staff management.
- Experience with budgeting and financial management.
- Confidentiality in operations.
- Proficiency in Yardi or similar property management software.
- Oversee entire staff within the portfolio.
Education
- Bachelor's Degree required.
Experience
- 10+ years in Property Management.
- 5+ years in Management roles.
Additional Qualifications
- CPM, RPA, or CSM designation or in process.
- Real estate license.
- Strong finance and building operations knowledge.
- Ability to analyze, prioritize, and delegate tasks.
- Experience managing professionals and vendors.
- Experience in negotiating leases and contracts.
- Advanced Microsoft Office skills.
Work Environment
Professional office setting with travel between properties in varying weather conditions.
Physical Demands
Ability to stand, walk, ascend/descend stairs, and travel up to 60%. Must lift up to 20 pounds as needed.
