Job summary

The Building Group is seeking an experienced, licensed Community Association Manager to lead onsite operations for a premier 130-unit condominium in Chicago's Gold Coast/Streeterville. This single-site assignment offers autonomy and the opportunity to build strong relationships with the Board, residents, and staff.

You'll manage day-to-day operations, budgeting and capital planning, supervise staff and vendors, and ensure compliance with Illinois requirements while delivering exceptional service

Qualifications

• Current Illinois Community Association Manager License — required
• Demonstrated condominium/community association management experience
• Strong understanding of association financial statements, budgeting and capital planning
• Experience supervising building staff, vendors and capital projects
• Excellent written, verbal and interpersonal communication skills
• Strong organizational and problem-solving abilities
• Working knowledge of Microsoft Office and property-management technology
• Bachelor's degree preferred, or equivalent combination of education and relevant professional experience
• CMCA®, AMS® and/or PCAM® designation a plus (if TBG is comfortable adding this)
• Availability for approximately one evening Board meeting per month

Responsibilities

• Provide leadership and oversight of the Association's operations.
• Manage Board relations and resident communications.
• Prepare annual budget and financial reporting.
• Forecast operating and capital expenses.
• Oversee capital projects and vendor performance.
• Supervise staff and staff development.
• Coordinate property inspections and maintenance.
• Manage assessment collections and emergency procedures.
• Ensure compliance with governing documents and Illinois/municipal requirements
